    You can hire a Micro mini digger that will pass through a standard 2'6" wide door way.

    A mate of mine recently hired one for his extension and said it was well worth it and surprisingly cheap to hire.

    Could be just the ticket! Question is how much.....I was quite liking the thought of digging by hand with my top off supping a large ice beer though ;-)

    We have travertine floor tiles where it would have to come through will it mess them up?? Will make an enquiry ta

    Started looking at layouts and had some thoughts about possibly taking the wall in the dining room out. We dont really have the option of taking the wall out between kitchen and diner so am just looking at the new extension which is the large room to the right of the drawings. THey are not to scale but give a good guide of what we have or what we could have. My preference is to go with the two sets of french doors but it would mean we wouldnt have a radiator left in the lounge as it is currently sited underneath the window. Any advice or thoughts would be lovely

    Basically we're looking at a single storey rear extension. Just for some extra space downstairs. I was thinking with the size it was going to be about 20-25k. Am i being ambitious. I can do a lot of work myself. Just really need the structure building.

    Also it looks like we can go out 3m without planning. Is it worth the extra cost to go further. I was looking at about 4m perhaps and is there anyway round this? I have used permitted rights with a loft extension. Is this the external dimension I assume? We are just inside m25. It doesn't need to be flash and I've already brought through ch and there are already electrics out there which we can tap into I think.

    Single extension would be better but dont want to lost light so quite like the orangery roof style. Are there good options for a tiled roof?


    late reply but 7k if you self build a 3 x 6m extension, with tiled lean to roof and rendered block work
    Anything over this price is all labour costs (i know because im self building mine)

    where are you judy? I cant get the materials for £7k for mine but im going to need some labour for brickwork but hoping to do bits myself....its just finding people thatll let you do what you want....

    hi - what software did you use to make these? they look great, wouldnt mind having a go myself :cool:

    You need a fair amount of contingency. How much depends on the age of the property you are building onto. We just added an orangery to a Victorian building and had to relocate the drains; underpin the house foundations where new met old as new foundations are much deeper than the Victorians thought was necessary; create new soakaway to take all the extra water from the roof; add big joist across the section of wall we knocked out;....
    If you don't have permanent doors between extension and rest of house you will need an energy survey done on the whole house and may need to make energy improvements elsewhere to get through planning/building regs. In the end we didn't need to improve within the house as what we added was so much more energy efficient than the big draughty sash window and single glazed back door that went.
    It was a big job and I never want to go through it again but I love the end result
