If you post a rightmove link to your house, you will get some excellent advice on why it's not selling.

What have other nearby similar properties actually sold for, not their asking price. Then you'll see whether your marketing your property for too much. What does your agent say? Have you had many viewings or is there no interest?Don't listen to me, I'm no expert!0

Thanks for the replies, we have had a total of 4 viewings and all were landlords or parents of students that want to move in for the following year. None have got in contact with us.
As for the price the estate agent told us that 180k was a good price. There were a few similar houses similar to mine up the road that sold for £170 so we thought it would be a good price.
I am trying to post the link however the board wont allow me due to me being a new user.0 -
Timing is also important when trying to sell to student landlords or parents buying for kids going to local university for 3/4 years.
We bought in April/May as it takes time to refurbish a property for the student market.
Price is also SO important and the Estate Agents can be way over what an Investor will or can afford to pay.

If you desperately want to move, consider reducing the price further and lowering your expectations on your new home. Why not post a link to your house (or the rightmove property number) and let people see if they can spot anything obvious that might help you sell?If you will the end, you must will the means.0 -

If I am being brutally honest, I would suggest de-cluttering just a little. Buyers tend to look for space & storage so it needs to look like you are not lacking in either. Also unless it's just my phone, there does not appear to be a bathroom on the floor plan?
It looks like a really good house that possibly needs some more flattering pictures?0
