SDLT1 form - help please

Hello All,
I am first time buyer and in process of buying a freehold property with help of mortgage from bank.
My solicitor has asked to fill SDLT1 form or pay £120 to get it done.
I did not plan this expense but still thought to get it done via him so that I should not do any last minute mistake and create bigger problem but then thought to give a try via help guide available on hmrc website.
I have managed to fill most of the section but needs some advise to complete this in full so please advise for below -
Q6 - Date of contract or conclusion of missives ? - is this contract exchange date or what ?
Q60:- to Which address shall we send the certificate - I think SDLT will be processed on completion so I can give address of property which I am buying as I will be moving there after completion - right ?
Q10 : total consideration in money - this is amount agreed to purchase ?
Q11 : if the total consideration for the transaction includes VAT, state the amount - ??
Q12 : what form does the consideration take - I am buying with help of mortgage but did not find this option on website as options were cach,debt etc.. so what should go here ?
Q13 : Is this transaction linked to any other ? -- NO -right ?
Q14 : Total amount of tax - 3% of value as agreed price is +250k ?
Q15 : Total amount paid or enclosed with this notification - same as q14 - correct ?

Did you not check this before choosing your solicitor? A decent one would do it free as part of his standard fee. Yours (a charlaton!) gave you a cheap quote to do half the job, and then charges an exhorbitent (£120 :eek:) extra fee.

England or Scotland? In England this is the date of the contract (as the Q implies), NOT Completion date.

SDLT issent after Completion(within 30 days). So yes, get certificate sent to your new home address.
Q10 : total consideration in money - this is amount agreed to purchase ?
Yes. Plus anything extra you are paying. Bear in mind it is market value (ie if you are paying less than market value to a relative for example - see notes)
Q11 : if the total consideration for the transaction includes VAT, state the amount - ??
Is your purchase a commercial one? Or residential? If residential there is no VAT
Q12 : what form does the consideration take - I am buying with help of mortgage but did not find this option on website as options were cach,debt etc.. so what should go here ?
The question ais asking how you are paying, not where your funding comes from. You are paying with cash (not with shares,or employment (ie working for the seller in exchange) READ THE NOTES.

How do I know? Are you buying anything else? the extra land at the end of the garden? The house next door as well?

It was my mistake , he put this in initial agreement and his answer was, its not applicable for you as you will fill information form so I though its initial information form which I can fill anyway(my bad, I could have checked online about this) but surprise broke now

I am not clear on below Q15 so would like to reconfirm please -

If that's what you are sending the HMRC then yes!
I will fill this and give back to solicitor to file with HMRC.
I have left all agent sections(purchaser and seller) blank.
tax would still same as 3% of value hence thinking Q15 to be same as Q14.

Q15 is asking how much you are sending to HMRC with the form.
I cannot see the cheque you are writing, but assume you will send the full amount due, which is, as you say, the amount in Q14.0 -

Its house purchase not flat so land involved or they are asking for extra land apart from house - confused..please advise.
Q27:where more than one property is involved , do you want a certificate for each property - NO
Its only one 3BD house purchase and nothing else involved.0 -

You are buying a property. That constitutes land. Provide the address as requested.

The deal with your seller doesn't include you transferring a property to him does it? This does happen, but is pretty unusual. Unless this is the case you are NOT exchanging or part exchanging and the answer should be "NO".RICHARD WEBSTER
