  • You are a long way from selling your house so please do carry out the changes you need to to stamp your individuality on it and make it yours. Once you have checked the agreements you can go right ahead. Whilst this could improve the chances of sale, this could not necessarily lead to an increase in value. Remember however that this house is your home not merely an investment. So spend if you need to. Else employ carpets and rugs to do the trick.

    I know with the new builds on our estate - laminate is allowed as long as you put soundproof underlay underneath it.

    In a competitive market new flooring may make the house more attractive to buyers (than other similar properties) and therefore increase the price you get for the place - impossible to say how much though.

Otherwise, I guess we should just go with what we want. I actively detest the carpet and vinyl in place now, so definitely want some lovely thick carpet in the bedrooms. Then perhaps some laminate elsewhere, if it's allowed. We plan to stay put for at least 2 years, then either rent or sell.

    My lease says something like 'other than Kitchen and bathrooms all rooms must be carpeted'. So I wouldn't take the fact that one room is tiled as any kind of precedent.

    A bit off-message, but if you do go ahead, beware who you choose to supply and fit, and ensure you get a decent price. We've recently had top-end engineered wood, with a thick, brushed, matt oiled, real oak surface...

    it will last 100 years (potential to sand down and re-oil a few times) and it looks a million dollars. Laid by a small local operator for less than some big shops would charge for shiny, plastic-looking laminate

    By doing something that costs money, you'll find 50% of your potential buyers will see "something new that they don't like, that they're paying for in your asking price and will need to pay for again to change".

    50% of people will want carpet, but maybe not the carpet you choose; 50% will want woody stuff, but maybe not the one you choose. After 2 years it can't be at all bad.... and people would prefer to not feel they're paying for something they don't like.

    This. And you're very unlikely to be walking around in outdoor shoes, as you or your visitors are likely to do in the hallway, say....

    I would have thought wood would be less offensive than carpet. Any wood floor can be covered in a rug and carpet can be decidedly the wrong colour whereas you are less likely to feel the need to rip out the wood if it is the wrong shade.

    Personally it would put me off buying and I would be looking to rip it out as I don't like laminate, so I would be reducing my offer to take into account the cost of removal and of good quality carpet right through.
