Changing a 3 bed to a 2 bed will reduce the price of the house but a good en-suite could go some way to mitigating the drop.
If you're going to be living there for some years, do what suits you.0 -

I really don't think that turning into a 3 bed will affect the value, the two little bedrooms are so small that it would be of limited use the way it is. Having said that, my current thinking is that if we leave leave the extra space in the bedroom, we can have the extra storage space (so keeping the vacuum cleaner, linen, etc in that section if the bedroom rather than having a specific cupboard built), we can then keep the option of turning it back into a 3 bed, if a future buyer wanted to. So we'd have an unofficial walk-in wardrobe space in the round the corner but of the 'L', if you follow me!
As for the en suite idea, I don't think the house is big enough for that- it would be mere paces from the main bathroom. There is a downstairs loo, too.
I'm not exclusively thinking in terms of resale; this is our first house I'm really just after help on what's more practical.

We have a small bedroom that we use as a walk in wardrobe. As a bedroom it would be big enough for a single bed or as a nursery. As a walk in wardrobe we have hanging rails and shelves up to the ceiling, all open plan. We put it together ourselves out of various Ikea rails and shelving units adapted to suit our requirements. It fits EVERYTHING and is fantastic! We don't have wardrobes or drawers in the bedrooms so it keeps everything together and the other rooms are more spacious. Laundry baskets, ironing board, all the clothes, bedding, towels, rucksacks, camping clobber, absolutely everything tucks away in there nicely! Its really easy to find things and to put things away and just really nice and tidy. Anyway, just thought I'd let you know how well it works for me!Many thanks to everyone who posts competitions and works so hard to provide all the answers!
