I want it to be cheap and meet minimum legislative standards. I cannot see it adding any value to the house-buying process. It is, IMHO, just another tax.
I know a chap who claims he will earn £48,000 per year by becoming a HIP surveyor. While he may well take £48,000, he most certainly will not be EARNING it
If I'm proven wrong, I'll be happy to admit it. In the meantime, I'm just happy that I do not intend to sell in the next 20 years.

thanks doozer. i guessed most will want the minimum the law requires to keep costs down but there may be other searches etc what the buyers solicitor will want anyway. if these are not in the pack from the start, the buyer will have to pay for them, slowing the process and maybe pulling out. we can advice sellers of this depending where the property is of course but are any going to listen? we will have to wait and see! p.s. if your selling a flat with maintenance charges, make sure to keep the annual statement! these can cost hundreds to replace and have to be in the pack!0

I wasn't adverse to paying for the Home Condition Report but if they will be seen as biased toward the vendor, then I'll simply stick with putting all the Building Regs Certs and Guarantees in where appropriate.
Talking if Building Regs certs, there's often a problem with extensions etc. not having building regs, perhaps it would be useful to advise vendors of this before their buyer's solicitor brings it up.

Forgive me if I've got the wrong end of the stick, as I said I've not been following this closely.
There was a thread recently where someone asked if they could sell their searches/survey on to the vendor/other prospective buyer after their particular sale fell through. I know structural surveys aren't a compulsory part of the HIP now, but you can include them and it might make your property seem attractive if its a good report and you're including it along with the HIP. So in theory, if a sale fell through after the survey was carried out, the vendor may well now be interested in purchasing it?0 -

no you are incorrect. the only documents that can be placed in a hip are those listed on the accpeted documents lists. As you all know HIPs are needed on properties of 4 bedrooms or larger from 1 st August.
However with no legal definition of a bedroom, there is no need for HIPs or the Epc
David Marsden, the head of the property department at law firm Matthew Arnold and Baldwin, said that there was no official definition of a bedroom.
He said: “We will start seeing three-bedroom houses advertised with a dining room on the first floor and an upstairs lounge - and ‘oh dear, we just seem to be storing a bed in there’.
Or even better 4 rooms upstairs plus en suite and bathroom..
Under planning law, it is about whether rooms are habitable, not whether they are bedrooms or not.”.
So you can Sell your home as 4 [5] [6] rooms upstairs, plus en suite and bathroom ect, be HIPs and sellers pack free save £700
If HIPs are brought in for 3 bedroom homes the same rules apply...

If I can avoid the farce, then I would but I have a 5 bedroom, 4 reception room house to sell which is going to be ready sometime in Augist :rolleyes:. How on earth can I market this as a 3 bed without totally missing my market? I doubt people looking on rightmove or primelocation are going to be putting in a minimum of three beds if they would be happy to buy a five bed?
I can't see how I could get around that. Also, wouldn't it just make me look cheap that I couldn't be bothered, even if a buyer knows that the information within is a pile of useless?Everything that is supposed to be in heaven is already here on earth.

It will be a necessary evil. Like all taxes, the good old British public will cough up. Like all tax collectors, HIP agents will be seen as robbing bar stewards.How they dare to call them surveyors I don't know. It's like a bloke who connects the insides of computers together being called a computer 'engineer'.The ideal behind the HIP is a noble one. It just won't work. Buyers and their solicitors will want their own surveys/reports. Anything funded by the vendor will be looked at with some scepticism.:)GGThere are 10 types of people in this world.
