About to start a HIPS company soon with a friend. he is about to finish his course for the energy certificate and i will be doing the rest. just a quickie to ask what people will expect from such an outfit. we have some agents on our side but some will be sold to sellers directly. this is not an advert and never will be, just like some comments if possible to what people selling will want. all comments greatly received.

I'd like to see HIPs containing much of the information that is currently on the form sellers fill in after accepting an offer:
List of non-fitted items included in the sale e.g sheds, non-fitted items in the kitchen.
Boiler service history/certificates
Planning permission & building regs certificates for the house.
If there's a management company then details of annual fees & confirmation they are paid to date.
The aim would be for the seller to get all the necessary info together before marketing their property so it does not hold up the sale later & for the buyer to know exactly what they are buying before making an offer.0 -

As for posters saying what they would like to see in a HIP, that is irrelevant. as HIPs will contain what the government say they will

Surely sellers can put whatever they want in their H.I.P as long as the mandatory parts are on there?Well life is harsh, hug me don't reject me.0 -

I would be looking for a company that was really slow in carrying out the Hip. That way I could commission it, enabling me to market my 4 bed house, then cancel it when I had found a buyer!0

Hips may even be extended to include 3 bed houses from August 10

Since buying our house in March I've lost inrterest in the finer points of buying & selling, and the hips tangle in particular. Now my Dad's house is on the market, I feel I ought to get clued up again. Last thing I knew it was being put back until August or something? Could somebody please briefly update me on the current situation? Thanks.0

The latest is that only 4 bed houses will need to have a HIP from August 1
but it could be changed to include 3 bed as well. See this report

As dn suggested in his post, there are loopholes. But these are likely to be closed before the introduction of mandatory HIPs0
