You'll likely have to make an official complaint and possibly take it to the FOS though.

Sounds like that would be the best course of action. Sometimes just mentioning the FOS in a formal complaint or getting the FOS to write can get them to budge on things like this.

More accurate to say it may cost them?...since only around 1 in 6 complaints become chargeable (having had to be referred to an adjudicator).

If the mortgage department weren't open when you originally called through, then the person you spoke to may not have had access to your account \ that part of the system to have made notes confirming the conversation you had. Not all staff have access to ALL areas of the systems - e.g. Accounts, Credit Cards, Loans, Mortgages will be controlled according to what they work on..

As for the payment due dates, This is part of the problem of paying at the end of the month, mortgages require a payment each month - raised on the system on the 1st (usually - but check what your annual statements show), they allow your choice of dates - paying on the 28th - the last 'set date' available ( as not all months have 29,30 or 31 days).. Gives little opportunity to catch up the payment in that cycle - e.g. if you normally paid the 5th and it messed, then would have the rest of the month with which to cover it before it fell as a late payment..

    Hi Guys,

It was the royal mail mortgage and they said that there was nothing I can do..

However an update... Was upsetting me so much I called Halifax again today.

The chap on the phone was very helpful and has put a case forward to have the late payment removed. He checked the account and said he could not see any report of me calling them though ( I find this a bit poor, surely they should log every call??) How can I prove I called if I need too??

The chap on the phone said it doesn't mean it will definitely happen but he has taken all the details and put a case to the department that do it.

I will know on the 15th of January as that is when there credit reports go out..

Does anyone know much about this process??
Does this more or less mean they are going to remove it?

    Thanks again

    Hi Guys,

Hopefully the bad mark is to be removed (fingers crossed) However I am being told that because i was refused noone else will touch me, even with the black mark removed??

How can this be? How do the other companies even know i was refused?? I thought this information does not show on your credit history?

    Only searches??

    What a dilemma!!!

    Thanks

    Who has told you this?
There are plenty of posts on here where people have been rejected with a lender and subsequently went to another lender successfully. Different lenders have different criteria so it is not a case of being acceptable or unacceptable to all. What is bad for one lender may not be bad for another
