La charges on move out

Hi guys,

Was wondering if this is fair and what my la can do if I do not pay this.

I withheld the last months rent on the property due to various maintanance Issues and not being confident I would get my deposit back. Therefore that has went to the landlord for last months rent.

The la want to charge me £600 at £50 per month starting from January. They say this is for a deep clean and to scrape one wall of wallpaper off.

Is this fair? Can they enforce it or should I just ignore?

    Was your deposit protected? Was there a dual signed inventory at the start of the tenancy? Do you dispute the charges?
    You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'
  • Yes it was protected I have authorised them to keep
    It as last months rent.

    I dispute the charges in the sense that I don't think it should cost £600 for a pro clean? It was apparently in the tenancy that a pro clean is carried out on move out.

    It would depend what needs doing.

    If necessary, get 2-3 written quotes yourself, and ask for this to be done at the lowest of them.

    I know that many LAs will have a commission back from the cleaning company, so getting quotes yourself may force them to put the prices down.

    Is it the case that you didn't pay the last month's rent, didn't clean to the same standard as when you moved in and wallpapered without permission or damaged existing wallpaper? Was there a dual signed inventory when you moved in?

    They can take you to court for it. If the judge decides in their favour they can enforce collection of the amount awarded (which may well include their legal costs) via various means such as court bailiffs.

  • No I left the place clean it's just in the tenancy it says it has to be pro cleaned, it's through them they have their own people that do the cleaning.

    The wallpaper is on one wall and is a result of removing a broken fireplace and finding a large hole behind it, at the bottom where the skirting board should be. I had verbal permission from the letting agent to this as a 'quick fix'
  • Regards to the inventory I have a copy signed by just the la. I think the la has a copy signed by me but she did that of the viewing and told me to check for anything to add on within two weeks. There wasn't anything to add

    Did you have written permission from the LL to "remove a broken fireplace"? If not you should be thankful they're only asking for £600 and not the replacement of said fireplace and all associated costs of putting it right.

    That's not enforceable, as long as u left it as u got it. Less wear and tear, u do not have to pay for a pro clean

    No I did not. The fireplace was a plug in one and only there I suspect to cover the hole. The la told me on the day I got the keys she was sorry that it was broken and to just throw it out
