Problem lodger damaged room - help required

    Here's a different approach for you...

    He pays on time? Not abusive or anything like that?

    Tell him you're not happy with regards to the state of the bed etc (you've every right to be).

    Have it out with him - and agree that he pays for it to be cleaned/replaced (he buys new bed/mattress/carpet - and that if he wants to carry on living there he must pay a bit extra for a cleaner who will clean his room periodically.

    And you will be checking too...

    Yes he's a lazy git - when it comes to hygiene/cleaning - but this way around - the room will be kept clean etc -

    Don't forget it's taken nearly x2 years to get into that state - plus he will have paid for his own bed/mattress - and had a kick up the !!!! / warning....
  • There is a point here as well in this, ie that I may be wrong on this, but I'm reading it that OP is a young woman. I would say officialdom's sympathies will be on their side in this case, ie clean young woman v. dirty smelly man imposing his ways on her in her own home. It has worked for me before now.....

    No reason whatsoever not to ask for officialdom's help and expect that, even IF it isn't within their remit (if defined in the strictest possible way) that they might well help.

    I certainly wouldn't think OP has a hope in heck of getting this Dirty Little *** to clean up his act...try as she might. I've wasted time/energy banging my head against that particular brick wall with lodgers before now.

    The first post mentions landlord (not lady) but yeah not sure...

    I agree - he won't clean up his act, charge him £30/going rate extra which pays for a cleaner who cleans the room every fortnight...? That's his ultimatum? Plus he pays for his own new bed / carpet etc. if he doesn't agree - he's out on his ear...

    Chances are - he will agree - and 'get why'.

    The op cannot charge extra ( unless the lodger agrees ), if it's not in the contract.

    And again he cannot be just thrown out, he must be given his contractual notice.

    Maybe I'm being a bit sexist here or something, but I could see OP signs off as "landlord" in their post but, on the other hand, when I was wondering whether they are a young woman or no, a brief scan of previous posts by them included doing competitions to win cosmetics. Hence I'm assuming they are a woman, despite the use of the word "landlord".

    ...and I still think someone that's clearly too lazy to breathe (ie this filthy lodger) will certainly be too lazy to put in the effort to even try to (wrongly) use the law against OP (after all: they are too lazy to do their housework/too lazy to open their windows/too lazy to even bother to get up out of bed before they "go to the loo"). I cant honestly see them summoning up the energy to do anything other than slink off with their tail between their legs and try and find some other mug to house them.

    If this lodger is abroad for as long as 4 weeks, then I'm guessing that that isn't a holiday. I'm guessing that his "base" is abroad anyway and I would send him a letter with his notice in to this "base" (keeping copy/"proof of posting") and the chances are that he won't even bother to come back to pick up his stuff, but will just abandon his letting and find said other mug.

    You'd be surprised at how people are aware of the law and use ot( legally, not sure why you said wrongly?) to enforce their rights.

    I would not send anything to their base, unless it's mentioned as an address in the agreement. Just send it to your own address.

    I don't see what difference it makes if it's a man or a woman? It's either equality or it isn't.
  • There's a bit of a difference between a little woman having a hulking great man in her home against her will on the one hand OR a hulking great man having a little woman living in his home against his will.

    In the first scenario OP wouldn't be in a position to "defend" themselves if need be and might feel physically threatened by the lodger (I know I did in similar circumstances and I expected and GOT sympathy/help because of that). In the second scenario...a little woman isn't going to feel much of a threat to a hulking great man.

    I'm talking about the facts of whether other people will likely sympathise/help or no and not the legal position at this point.

    I have an awful lot of lessons to learn from this process and think I have been extremely naive.

    I'm still not too sure where I stand legally but am going to contact him and see if he will agree to leave immediately and just collect his possessions on his return.
