Boiler broken - What rights do I have as a tenant?

    Whether the op could or couldn't survive without heating is irrelevant, he is paying for a heated property & had to go 2 weeks without that heating.
    I don't respond to stupid so that's why I am ignoring you.

    I'm a landlord and I would expect to be given a reasonable time to get, and compare quotes and indeed the reputation of the plumber. What if Plumber A is a lot more expensive than my preferred Plumber B but can do the work sooner? Could I ask the tenant to pay the diifference if they want the job doing faster?

    Contrary to what many people think, being a landlord does not necessarily make you rich.

    You'll notice I also only used the phrase 'heating'.


    My point was, that I lived in a house for 36 hours with no 'heating' (in winter) it gets too cold. I got up during the night, because I couldn't sleep and sat at the computer (upstairs) with two fleeces on and was still freezing.


    I'm someone that likes to go camping and I'm used to temperatures dropping overnight. My point is, that people don't realise how cold and how quickly a house can get, without decent heating.

    which is why he could have asked the landlord to supply a temporary alternative source of heating.

    However, he chose to ask his colleagues at work instead, which was his choice.

    It's a shame you couldn't look past what they said, and the general theme of the thread.

    Just for the record, you can also live without heating.
    I did from Weds to Sat one week last winter when I had too many appliances on, and blew my main fuse.

    NO, he's paying for a property with the ability to be heated... there's a big difference. Whether he pays for a gas bill for central heating, or an electricity bill for fan heaters, the cost may be different, but the LL has probably met their basic obligations... if the LL had supplied the source of heating. The heaters were borrowed, so no cost there.

    If it were a property where heating bill (gas) was included, and the OP had to use electric heaters, he'd have a strong case to request LL pay for the cost of heating during that period.

    Maybe that's what the OP meant by this:

  • last feb/march we wnet with out heating or hot water, as LL was trying to get it sorted, he wasn't bothered as he had heat

    if the building came with central heating and it is now broke it is the LL responsibility to fix it, 2 weeks seems enough time to get a boiler fixed, tell him you want money off the rent for the extra heating you have to pay,

    LL will come on here and tell you they should be given time to fix stuff, yet if it was there house, they would have it fixed as soon as possible

    If you are quiet then nothing will get done, make noise and complain and it will get sorted

    NO, he's paying for a property with the ability to be heated

    and whilst the boiler is broken that ability no longer is possible.

    The op could have rented a cheaper property with no heating ability & supplied his own options, then there would be no issue.

    The LL could argue that he had to pay more to fix quickly & the tenant could argue that he is paying part of his rent towards the ability to live in a comfortable property with heating facilities which are not being met by the LL.

    I agree... except for the £1-2000 cost a decent boiler would cost to install might dent his profit margin slightly... Not my kind of "profiteering" :D
