    Honestly, the raw sewage that letting agents spew out is beyond belief. This lot sound particularly stupid- keep all communication in writing.

    Ask them what their qualifications are in contract and housing law next time you speak to them just for a laugh.

  • So the agency emailed us again yesterday asking if we were going to take the house on from August. Again we said we didn't know. So they've been around today and put up a "for rent" sign.

    Please help me quote something which reminds them we're under no obligation to have to give them a decision now and we do not agree to any viewings. I'm pretty sure they cannot allow viewings without our permission anyway.

    I hate letting agencies!
  • What a bunch of douchebags. Honestly, some LAs need taking out and shooting.

    I am sure one of the regulars will be along with the legislation but you can refuse every viewing if you want to be as annoying as the LAs (and I would in your position).
    Thinking critically since 1996....

    Write to them stating you do not allow any viewings without prior agreement.

    Then do not agree.

    Also change the locks.

    Mention quiet enjoyment too
  • Hmm, I've always considered changing locks but thought it was a bad idea. Legal rights and all that malarky.

    This agency is particularly bad. I'll write up a well rehearsed email tomorrow and "quiet enjoyment" will definitely be mentioned.

    No, write them a letter. Email is meaningless, you may as well send a carrier pigeon or send up smoke signals.

    Yes, you have a terrible agent who will no doubt write to you, though you plan to email them?... Not being funny my friend, I'm not paid to advise here, do it out of goodwill. You are free to ignore what I say, but know I don't say it just for the sake of it

    And take their pigging sign down, they have no right to be putting signs up outside your home this long before your tenancy is due to end.

    What legal malarkey? There's no law saying you can't change the locks. You don't have to change the full lock, just changing the barrel would suffice.

    Have you contacted the LL directly? If you've been decent tenants then the LL might be happy for you to go on to a periodic tenancy when the fixed term ends. It's most likely that the LA are just looking to charge both you and the LL some big juicy renewal fees for doing sweet FA.
