I am just guessing here, looking at the picture.
Is there a side gate (or used to be) to the area on the right with the caravan, and the only way to access it is by going over your potential purchase drive?

Best check with the EA or solicitor and ask 'in what way is this a 'shared drive?'

The EA has totally ignored all my e-mails about it, I've asked the solicitor to look into it now.

have you asked the surveyor? Which access are they referring to and why they understnad it to be shared?0

EA will be of no use - he just wants to get the house sold. This is one for your solicitor. They should be getting the title document from the vendor's solicitor soon (if they haven't had it already) and will be able to tell you what (if any) rights of way there are.
Might also be worth a call to the surveyor to ask them what they were talking about.

i also bought a copy of the title register and it looks like no sign of any "right of way" so thats a bonus.0

It could just be a mistake. We were asked questions about a shared driveway when we sold a house. Next to our exclusive driveway was a driveway to two houses behind us which they shared, but was nothing to do with us, but something had obviously got onto our paperwork somewhere in the past.Make £2025 in 2025
