Post on the housing board. Plenty tenancy experts over there, even if they aren't as huggy as over here.

I read somewhere that a tenancy is formed only if you take possession of the property/ keys and/or money changes hands. Without one of those two events occurring it is "only" a straightforward contractual obligation. In any contract, the other party has a duty to mitigate losses, so if the HA can find someone else to take the contract you should be off the hook.

Great advice thank you silvercar, that's what I thought. They rang me last Thursday & wanted me to move in Monday, very quick turnaround. They could offer the same to someone else :D

Thanks, feel like all I do is moan. Sorry everyone.

You do not moan and you should never apologise. You are fine. :A You are busy being strong for your family, as we all do. Here is where you can help draw the strength to do that. :)
    Hope is not a strategy.

Word of advice don't leave butter heating up in a pan while looking for a smiley  :rotfl::rotfl:

Belated catching up - if you put a drop of oil with the butter it doesn't burn. No idea why.
