I read somewhere that a tenancy is formed only if you take possession of the property/ keys and/or money changes hands. Without one of those two events occurring it is "only" a straightforward contractual obligation. In any contract, the other party has a duty to mitigate losses, so if the HA can find someone else to take the contract you should be off the hook.

Great advice thank you silvercar, that's what I thought. They rang me last Thursday & wanted me to move in Monday, very quick turnaround. They could offer the same to someone else

Belated catching up - if you put a drop of oil with the butter it doesn't burn. No idea why.
