Vendor pushing for an early exchange

    Sounded more like a threat as the vendors came back with a message like "just FYI we want you to complete 2 weeks earlier than the agents told you, and now you don't have time to do a local authority search, just do a personal one". That was the message. !!!!!! really?

    I don't think there's much chance of being gozumped as we have agreed at so much above the asking price that it hurts to mention it.

    If anything I would have thought the vendors should be happy as a clam both because of the agreed price and our progress to date.

    In your position, I would be wondering what they have to hide and I would be choosing between one of these 2 responses
    • I'll do whatever searches are necessary. They will take as long as they take and if you don't like it, you'll have to lump it.
    • OK, if you don't want me to do LA searches, I am wondering what you are hiding. But I ain't buying your house to find out.
    You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'

    Yep, that would be my question, communication is usually through the EA or solicitor.

    No, never met them. They chose to avoid any and all contact altogether.

    I would make sure you do all searches and pay for a higher standard survey.
  • 6 weeks? Blimey, wish our purchase on our house had all gone through in 6 weeks!!!! 6 bloody months it took us from offer accepted to finally completing. So wish the vendor we bought from suggested a quick turn around like that, but they kept us hanging for months on end.
    You are so lucky to have a seller who wants to tie it all up so quickly!

    Why would you not want to complete as soon as possible? Some acquaintances are selling a house with no onward chain and have found a buyer who is renting and has mortgage ducks in a row - as far as both parties are concerned, the quicker the better!

    just get on with it, what are they going to do in 6 weeks time if you've not completed?
    put it back on the market ?
    even if they auctioned it they'd have to give someone a month to complete

    do the searches, you will probably need to anyway if your getting a mortgage

    Aiming for quick completion is not weird. It could be related to many things - an upward chain that is in danger of breaking, a personal urgency to move, an irrational fear that delays mean gazundering.

    What IS a bit weird is the style of communication you have received, especially about the searches (assuming you have represented it fairly).
