Vendor pushing for an early exchange

Hi, the vendor is pushing for a completion date within 6 weeks from the offer.

I simply don't get what's his comeback is. No onward chain. The price he's getting is way above his asking price. Put the property back on the market and complete some 3-4 months later instead of a week later?

I just don't get this behaviour.

What's going on?

Have you seen the number of users on this forum complaining about things taking too long? It seems completely sensible to push for a fast exchange to me; probable more desirable for the buyer than the vendor.

the vendor wants to sell his house and you want to buy it
what would seem strange to me is that anyone would be unhappy about a speedy sale

It depends on what they're threatening to do if you don't manage it? If it's just an aim then go for it, as there's less chance of you being guzumped.
Don't listen to me, I'm no expert!
  • Our last purchase - 2011 - took about six weeks (our sale took slightly longer but was underway before we found somewhere to buy) and we were perfectly happy with this. Our vendors had already moved out, our buyers and the chain of two behind them were eager to do things pdq and as we were buying a major renovation project we were only too keen to get in and get started. As previously noted so many posters complain about how long the process is taking, I'd have thought most would be pleased to get the whole thing done and dusted ASAP.......just my two cents :p

6 weeks to completion else what?

At least the timescales should be reasonable.

Search this forum: if the vendor want a speedy exchange they can at least pre-order the searches and bill them to the buyer.

    Think!
  • Well how long do you want?

6 weeks does not seem that unreasonable.

If I were you I would be eager to complete soon in this market. Once you have spent money on the buying/selling process you do not want time delay to risk the sale.

Sounded more like a threat as the vendors came back with a message like "just FYI we want you to complete 2 weeks earlier than the agents told you, and now you don't have time to do a local authority search, just do a personal one". That was the message. !!!!!! really?

I don't think there's much chance of being gozumped as we have agreed at so much above the asking price that it hurts to mention it.

If anything I would have thought the vendors should be happy as a clam both because of the agreed price and our progress to date.

    !!!!!! really?

Are you in direct communication with the vendors?
