  • I completed as a FTB fairly recently, and if you've never seen one before the language of homebuyer surveys is highly alarming. The vendor may have lived there for years and claim it's fine, but if you're about to make the most expensive purchase of your life you may wish to seek a second opinion and ask others' advice before proceeding. I paid for an extra damp survey for peace of mind which I managed to organise fairly quickly.

    Yes, they may be cheeky chancers by changing their offer at the last minute, equally they may have had other priorities in their life over the past few weeks which have taken precedence over house buying.

    I trust all those describing gazundering as "immoral" and using censored language would also dismiss gazumpers offering them more at the last minute in similarly strong terms.
    I would never dream of gazumping any one that's what hurts the most about someone trying this one on me. gazumping and gazundering should both be made illegal in my opinion

    This happened to some family recently. Just before exchange, the price was dropped £5k due to their solicitor constantly changing the completion date. Odd, as there had only ever been one proposed completion date...

    They felt they had no choice but to exchange at the lower price as they needed to move. They bad mouthed the buyer (small town - mud sticks, my family are well known and well liked), but also decided to directly phone the buyer to let them know how disappointed they were.

    The buyer had no idea and was horrified! They instantly agreed to pay them the £5k and put it in writing.

    Turns out their solicitor thought he'd save them some money...

    Would've = Would HAVE (not 'of')

    No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)

    I know I know I should have mug tattooed on my forehead. But I'm so tired of fighting now and Christmas is very near. I guess I will have to wait and see but I have given them a deadline of next Friday to exchange so I will wait and see. Might still be back on the market come 2nd of January if they don't exchange by then my ea is completely on side now so we will have to see.

    Your buyers will need to weigh up whether they want to throw the money they've spent so far away. Boot is now on the other foot.

    Being clever when you're not often backfires.

    If I wasn't in a chain I would put it back on the market to give them a taste of their own medicine. People like this really get my back up - what if you had been in a chain and lost a purchase because they are farting about?

    Yes I had thought about that one thank goodness we aren't in a chain I don't think anyone else would wait 14 weeks to exchange under the same pressures. Still I have set their deadline to next Friday otherwise they can go forth and multiply. I have already instructed my EA to do this :)
