These are minor problems as well, so would agree with the previous posts that suggest this buyer is just trying it on.
If I was buying, and had a survey which recommended these, I'd consider that to be a survey with a clean slate.0 -
I hope the inspection is being done by an independent timber & damp surveyor and not by a contractor that gets paid for installing damp courses and timber treatment.
If the latter, I fear an estimate for potentially unnecessary work.

WRONG.
The homebuyers survey was done at the beginning of October. If the buyers were genuinely worried about extra costs, they would have come back soon after and tried to negotiate a reduction based on the report.
To keep quiet until just before exchange, when people are thinking, yes, we're there, only to then blackmail them with a, we want a discount, is pure gazundering.
It's a really unpleasant trait, and sellers should tell the buyer to foxtrot Oscar, whenever they are in a position to do so. I realise that not everyone can, but the fewer people that give in, the less likely it will happen in future. If people fold all the time, just to sell, it will become an accepted tactic.
What I meant was irrelevant was that the valuation came back with the offer price. Regardless of the valuation price, if there's stuff wrong that you didn't know about when you made your offer I think it's valid to negotiate. But, obviously, the time to do that is when you find out about the stuff that's wrong!0 -
Update: well I have had the results back from the damp and timber specialist and the survey has come back clear no works needed. So my EA is now contacting the buyer and telling them if they don't exchange at the agreed price we will be back on the market0

I'm disappointed in you Kazza. Utter ******* like this need a life lesson, and you'll get more for your bungalow by putting it back on the market in January and get some DECENT buyers. I know for certain that in a sellers market I'd have told your idiot buyers to go forth.

I know I know I should have mug tattooed on my forehead. But I'm so tired of fighting now and Christmas is very near. I guess I will have to wait and see but I have given them a deadline of next Friday to exchange so I will wait and see. Might still be back on the market come 2nd of January if they don't exchange by then my ea is completely on side now so we will have to see.0 -

I completed as a FTB fairly recently, and if you've never seen one before the language of homebuyer surveys is highly alarming. The vendor may have lived there for years and claim it's fine, but if you're about to make the most expensive purchase of your life you may wish to seek a second opinion and ask others' advice before proceeding. I paid for an extra damp survey for peace of mind which I managed to organise fairly quickly.
Yes, they may be cheeky chancers by changing their offer at the last minute, equally they may have had other priorities in their life over the past few weeks which have taken precedence over house buying.
I trust all those describing gazundering as "immoral" and using censored language would also dismiss gazumpers offering them more at the last minute in similarly strong terms.They are an EYESORES!!!!0
