Tenants leaving without notice

    I do have to laugh, there is so much whinging on here about how bad LLs are. Yet tenants can and take the p1ss. I had the same earlier this year. The LA rang me early Feb, to say they were thinking about leaving. Tanks very much for the notice.


    1st of March he rang me to say they were leaving that day and was I okay with releasing the deposit. His advice was that it was probably better that I just let them go. The property was in a complete and utter state.

    Yes. There are bad tenants just as much as there are bad LLs everywhere. I think that by and large the regulars who give advice on this part of the site tend to approach things in a reasonably fair manner rather than always siding with one group or another.

    There are bad landlords and bad tenants. Personally, as both a landlord and a tenant at the moment, I believe that it's more important to protect tenants' rights than landlords' rights - for the tenant the property is their home, while for the landlord it's merely an investment. Having to deal with bad tenants is a pain, as I can vouch for from personal experience, but it's unlikely to result in the same level of misery as a bad landlord can cause. It's also easier to avoid, as it's much easier for a landlord to screen tenants than for tenants to screen landlords.

    I have just found out that my tenants are leaving the rented flat today without giving me any notice. The tenancy agreement was signed on the 14th of the month and they have to give me 1 months notice from that date. As they are still legally the tenants, what exactly are my options? They have left the place in a right mess anyway and everything will have to be renewed, carpets, flooring, decoration, kitchen, outside rubbish,etc. and the deposit is secured with the DPS. Technically, I guess that I can enter the property as soon as they leave citing the fact that they have abandoned the property. I think I know the new address.Any advice,please.

    diamonddave you should play fair and tell the whole story on this thread rather than expect help on less than full information.
    You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'
  • I don't see how anything diamond dave said in that other thread changes what they've disclosed here.

    Tenants f off, leave place in a mess after ll behaved properly and decently. Or have I missed something?

    No idea if you have missed anything, but I put the link up to allow everyone to make up their own minds.

    Have you ever had a lath and plaster ceiling come down? I have had 1 and I took the rest down in my own time and before they came down themselves. Having seen the results of one coming down, if I were a Landlord I would not be surprised at the tenants moving out, regardless of the rights or wrongs.

    If you think I should take the link down, I will comply. But I do think it aids the understanding and I think it would have been fairer to people on this thread if OP had posted the information here.

    So, you're basically saying it is okay for tenants to not keep to the agreement, but landlords should?


    If you sign an agreement to give a month's notice, then you should, or forfeit your deposit.

    And no, I don't think you should edit out that link. There's no reason to, it's just that I don't think it adds anything to the discussion at hand. Other people might feel differently

    Oh yes they do. And when they do, it is completely traumatic. Everything in the room covered in heavy debris, grit and dust falling into everything in the room and dust throughout the house.
