I've called the EA and it's much higher than ours anyway so unless it falls through we're out of the running.
EAs have been known to lie in order to encourage you to offer more than you had intended.
In any case, the person offering might be relying on selling their existing property for an unrealistic price... there could be any number of reasons why the vendor has not accepted it. All that is certain is that if you do not make an offer you will not end up owning the property.0 -

We've put our offer on the table but in the circumstances doubt it will be of interest. There's a 20k gap between our offer and the existing offer.0 -

My point ? if you had revealed at the start of the thread that the current offer hadnt been accepted yet , then who on earth would have advised NOT putting your offer in ?Never, under any circumstances, take a sleeping pill and a laxative on the same night.0 -

"Under offer" means that the offer has not yet been accepted; once the vendor accepts then the status changes to "STC". Of course, some lazy EAs may forget (or 'forget') to change the status once the offer has been accepted, but that is a detailed complication...0 -

This is the first time I've heard this - I've found locally it depends on the EA - some put Under Offer and some put Sold STC. They don't change it afterwards0
