Xbox 360 games for 10 yr old

As the title says, I am looking for some decent games for a 10 year old boy who is getting his first xbox 360 for Christmas, please. Almost all of the "best" games are way above his age range. I am prepared to go to 12+ depending on the game. Thanks in advance for suggestions.:smiley: G

I will say with my nephew we have cut internet access to his PS3, phone and tablet at 10pm on school nights, seems to have done the trick.
