New 2 Bedroom House/Flat Above 3 Garages - Why?

    Yes SSTC to me :) clearly I am now having some minor doubts. EPC for this house is mid-E with a potential for top-D. A bit low in my opinion, but hard to compare with draughty old houses.
    As mentioned before, I looked out for oversized radiators or thick curtains but there was none of them. An identical house in the area has had the same owners for very long time.

    Note to myself to check insurance matters and noise policy in the leasehold. Generally the area is very quiet and I doubt if the other garages have electricity at all. And I will ask the seller about their bills.

    There's a coach house at the bottom of the garden where I am, with three garages below. One ours, one the coach house and one for next door. Our garage has no electricity, not even a light and the terms that were explained to us is that we are not allowed to run an electric cable from the house. I suggest you check all documentation in detail both for the coach house and for the garage owners to see what they are allowed and not allowed to do.

    Often the coach house owner has to insure all the garages but can claim a part of that cost back from the garage owner. There was a thread on here where a house owner with a garage below a coach house was having trouble selling as the coach house owner wouldn't supply a copy of the insurance documents.

    These comments are for newer coach houses than the one you linked to so that may have a different setup.

  • I lived in a coach house last year from Feb till Nov. I experienced lots of weather changes and never ever had an issue with heating. Moving from a house built in the 1900s to one built only 5 years ago saved a lot of money on heating. The floors were never cold including hard flooring in the kitchen and bathroom. In fact it turns out cheaper to heat than a newer house 2 bed house.

    It's a good idea to have a thick curtain on your front door as that held in a lot of heat for me anyway.


    Make sure you check who your neighbours are, I really had a specific bunch of problematic ones. With some kids that thought it was great to play football at our cars...
