On a local development notices have appeared asking the garage users to be aware of the people living above. Not sure what the issue is though.Been away for a while.0

Why strange? It's a coach house - that's the name given to this style of house. The garages are not all for the coach house - one will be and the other two for the neighbouring properties, I assume.
Probably unusual may be a better word then. Most developments where I live tend to be standard houses/flats, although with a tendency nowadays for multi story houses (e.g. 3 floors). The closest thing I have seen to a 'coach style house' previously is a terrace block with a drive-thru underpass.0 -
I'd definitely be concerned about noise and heating / insulation.Bossymoo

These aren't a new idea, I remember my aunt and uncle moving into one that was a new build and that was over 40 years ago. It was really nice, I don't remember them ever complaining about noise or cold but can't swear that it wasn't a problem.Sell £1500

From the floor plan, I reckon the flat's garage is the one with the bin store as the other two properties that have access to the other garages be houses and therefore have somewhere to put their bins.
I do wonder how sound insulated the floor is as when I lived with my parents at their old place, my bedroom was above the integrated double garage. The sound of the garage door(s) opening and closing woke me up as Mum always left for work at 6:45am and Dad on his business trips either had to leave stupid early or arrive back home at stupid late.
My bedroom was not cold. Though the garage was freezing this time of year, which was great for Christmas as could store things cold as fridge was full.0 -
We're going back for a second viewing for a coach house we're thinking of buying for our first home. It's in a lovely new-ish development in a village just outside the town we live in and although it doesn't have a garden (which we originally thought we wanted) it overlooks a big field which is literally right on our doorstep, so this makes up for it. It also has more parking than alot of the 2 bedroom houses we’ve viewed.
This property is leasehold with the garages beneath owned by other properties nearby. I am a bit concerned about the heating issue though, itseemed warm enough when we viewed it but who knows how long they had theheating on for.
I'm also a bit concerned about when it comes to selling the property in the future. Coach houses around here (south east) sell for more than flats, above the stamp duty threshold but less than a 2 bedroom terraced house. Hopefully coach houses will still appeal to first time buyers like us in 5-10 years time!TTC since September 20150 -
We've recently bought on a new build estate and I've got to know a couple who bought the coach house near us. It was one of the first properties built at the start of the development and they've since bad a baby so are looking to move - in fact to the apartments on site. Why? Even though they are effectively detached, have a nice back garden and are somewhat safe on the first floor, they've got sick of the fumes and noise from downstairs. They're also above three garages, one is theirs. Apparently there's only he entryway thats not above a garage and only the bathroom and kitchen above their own garage - the one they can control.
It seems to be nice and spacious and a good compromise for people who prefer apartments but want to be more isolated (!).

great idea if you ask me - how many flats come with a garage? not many! you get apartment living, with the added bonus of a garage. A lot of houses have an integral garage - and a lot of houses are link detached by a neighbours garage - can't see how having somebody else's garage underneath you is that big a deal. Most people don't put their car in a garage anyway as once it's in you have to climb out of the boot!!!!0

This thread is not so old, so please allow to resurrect it.
I am considering buying a 2 bed coach house above 4 garages.
It meets all of my criteria apart from the garden, but I can live with that.
I am wondering just how cold it can be. Some responses say it is ok, and some say it can be freezing.
Main windows are south facing, will that help?
I don't want to want to sell it within a year!
Thanks!0
