Yes they will probably be much more serious than 1st viewers.
There is always those that are having a laugh though. My sister I law recently had a 2nd viewing from couple who weren't even on the market yet...
Yeah, we had one of those last time we sold. They viewed first day it was on the market, then came back bringing her sister to see it a couple of days later. We had specifically instructed our EA that we wanted proceedable viewers only as they knew we were hoping for a quick sale in order to move closer to family with health issues.
Despite this they sent round this particular couple who admitted to us (on the second viewing......grrrr!) that they didn't have their own house for sale yet. In fact they hadn't even been intending to move till they spotted our house on RM and fell in love with it, which was quite possible as it was a one-off quirky character house. Our EA assured us they were totally smitten and to prove it they instructed the same EA that week. They also submitted an offer which we couldn't accept.......
Unfortunately for them - but luckily for us - we accepted an offer from another couple the following week and our sale went through within three months of the date we put it on the market
The first couple never sold theirs.
Whilst I'm certain this is quite a rare occurrence we did have a similar issue with a previous house sale - think they were probably sent round by the EA to make it look as though they were doing a good job of getting us plenty of interest
I'm sure your second viewing is genuine though OP......GL with it and if I were you I'd definitely make sure the kids go to a friend's house etc after school

Thanks for advice EA took them round. Hope they didn't talk to the neighbours as they are awful. It's not a particularly desirable property but it is dirt cheap. A similar house round the corner is on for 135k (reduced from 145k) and ours is 115k we'll take 103k and it's bigger so do the maths.
Even if they give me a redonkulous of offer I'd still be happy.0 -
Anecdotal. Our only second viewer was obviously a professional tyre kicker. She first visited at 7.30pm with boyfriend, spent a whole HOUR in our ONE BED flat, then said she wanted to come back during daylight to see what the natural light was like. She called the next day and asked to view at 5.30pm (sunset 4.50pm). We let her come despite this ridiculous timing. She didn't put an offer in, but the person that spent 10 mins on first viewing did offer and we are days away from exchange.0

Unfortunately when I phoned the EA she said that the fella was really keen on the house but the wife didn't like the area. If my relationship is anything to go by the woman will get her way so probably not an offer. Oh well. There's a viewing later but I'm not holding out any hope!0
