Second viewing what to expect?

Our house has been on the market since Friday we had 3 viewings on Saturday and one of the buyers wants to come round again today. :j my question really is should I be getting all excited? (I probably will anyway) but is there any reason why people would come round for a second viewing if they weren't really serious about buying? And is there anything I can do to make it more appealing than it was last time? Also do you spend longer on a second viewing as I have kids coming home from school and I don't want them walking in on the estate agent. :eek:

People who book a second viewing are taking the possibility of buying very seriously. Tyre-kickers would have moved on to bother someone else.
Fully expect them to take a great deal longer than the first time round as they will be checking that their furniture and other possessions will fit in, whether they will need to buy new curtains, that you haven't hidden any damp behind furnishings etcetera.
If you don't want to inconvenience them during the viewing and drive them away don't take the kids straight home.0 -
Sometimes people want to come round for a 2nd viewing to bring a partner, members of family etc. round to get their impression. Or else it could simply be that they liked the first look of your house & want to have more time to really take in what is on offer & perhaps ask questions.
Don't whatever you do make them feel that you are in a hurry to get rid of them. It is important that they feel welcome to take as long as they want to have a proper look around & have any queries they may have answered.The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0 -
When I did a second viewing it meant I was definitely interested. I wanted to bring my Dad with me for a second opinion and I brought a tape measure and did a proper nose through the whole place, measuring up to check sizes of fitted wardrobes etc.
They will want to ask questions as well (council tax band, typical bills, any work done) so be prepared with answers for that sort of thing.
Do not rush them, whatever you do. You want them to spend hundreds of thousands of pounds on your house, the least you can do is give them time to make a decision.0 -
For me personally, it's about confirming the initial 'feeling' and/or seeking assurance of the street/area if not familiar with it or checking out any nagging doubts. I would not go back for a second viewing unless the property was of definite interest. It's also to check details that you might miss on the first viewing, ie, was there a window in a bathroom, outside tap, radiator in a kitchen, etc etc. Out of second viewings that I've done 50% resulted in a purchase (two purchases - viewed 2 properties twice for each occasion).0

When we did our 2nd viewing last month, we took about 45 minutes. To measure up, check out the list of potential problems in detail, I.e cracked roof tile we saw on first viewing etc. and ask plenty of questions.
When our buyers had their 2nd viewing, they took about 30 minutes.
Totally agree with others, don't rush them, make them feel welcome. We told the EA that we'd want to spend a fair amount of time checking the place out so to let the vendor know so they could be prepared.0 -
Keep a file of all the important paperwork to hand in case they ask about bills, council tax & guarantees.
It always impressed me when a seller had that stuff neatly filed to see on a second viewing - made me feel they were organised and would be good to deal with, as well as the sort of people who would keep their house in good condition.
And yes, get a bit excited.0 -
Don't hustle the viewers- keep low profile even if it means having the kids temporarily adopted.
Answer Q's but don't offer views (I mean opinions - but that don't rhyme)
My wife wisely kept even me out of the house for both 1st and 2nd views, as I can't keep my mouth shut. And I'm sure that's why she sold at such a great price last time to the first person the agent introduced- to a PLH (person like her)!

Well done on the second viewing, I agree with other posters, this is a very good sign.
Make sure the house is immaculate, sparkling clean, all clutter tidied away, warm and fresh. (Not very MSE I know but a combination of a nice and warm house with some windows open a bit for fresh air makes for a pleasant atmosphere). If you have pets remove bowls and beds. See if you can arrange for the children to go to a neighbour when they get home from school, you won't be able to give proper attention to either the children or the viewers if you try and deal with them both at the same time.
GL with your second viewing.It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

Yes they will probably be much more serious than 1st viewers.
There is always those that are having a laugh though. My sister I law recently had a 2nd viewing from couple who weren't even on the market yet...0 -
My buyers took well over an hour on the second viewing. I wasn't there, but the EA told me that they went over the garden very thoroughly, looking in the shed and even down the back alley that leads to the road. They also took the opportunity to talk to the neighbours who were hanging out the washing!0
