Landlords and tenants - will this work?

Being launched by Rightmove in January a method where fully credit checked and referenced tenants can bid for a property. I guess like eBay for LLs!!!!!!!!

    Will the landlord also be checked out? i.e. do they have permission from their mortgage lender to let out the property? Are they registered with the local authority as a landlord? If necessary do they have an HMO licence? Do they have current gas safety certificates etc?

    What a great idea that would be but no, I didn't read that in the advert!

    As a tenant I like the idea of being reference checked in advance and being able to use that reference for any property in a given time frame.
    But would how should we pass the affordability part? I don't want anyone to know I can afford up to say 2k in rent if I'm looking for a place at 850.

    Interest, but wouldn't current letting agents who check affordability know that now?

    It will start being promoted and advertised on Rightmove from the middle of January, this will undoubtedly give it exposure it does not currently have!

    Not sure how that would work at all. Say you have 10 people willing to pay a maximum which is the same amount a month as each other on a really popular rental - which bid do they take? Don't say the one who puts his hand up first because an auctioneer can't see everyone at once.... It could result in crazy arguments in my opinion.
