I am moving to a new place in East London in a couple of weeks and need a rear kitchen/diner extension built. BTW I had more than one company bid for the job and one company quoted more than double what my builder quoted :eek:0 -

There are many factors that decide about kitchen extension cost:)
Single storey side return kitchen extension in circa 30sqm;
Phase 1 – Design and Statutory Applications
Architect (approximately £2000)
Planning Application fee – determined by design intent and local council rates (approximately £95)
Structural Engineer (£750 - £1400)
Thames Water Sewer approval (approximately £340)
Phase 2 – Construction
Construction (approximately £28,000 - £40,000)
Electrics (£1000 - £2000)
Plumbing & Heating (£800 - £2000)
Kitchen (guideline sum of £5,000 - £10,000 for base line appliances and cabinets)
Wall tiles & Flooring (approximately £1500 - £3000)
General decorating (£1000 - £1500)
Building Control Application and Certified Approval (£850 - £1250)
As a baseline estimate a typical side return kitchen extension in London are, based on the above breakdown, would cost in the region of £30,000 to £50,000 plus VAT
Everyone is talking about kitchen extension, but actually not many people have seen what's really involve in building one ?

I've been keeping an eye on threads like this on this board as I'm currently in the process of getting quotes for my own kitchen/diner extension (5.8m x 5m).
I've had quotes from 4 builders so far ranging from around 23k to 44k. I'm in West London and have been trying to work around a budget of 1.5k per sq metre. I think this is around average for a decent builder in London??0 -
I am currently out to tender on a 6m by 5m extension and full refurbishment of existing house. I am based SW London / Surrey and am expecting around 1500 per sqm. Had to rush around to find extra builders to quote as four out of five recently pulled out.....busy time of year.0

Sorry if this is a stupidly naive question but is a £1.5k m2 guide building cost just at ground level? I mean, does the next floor work out the same? Any idea how I'd approximate if the extension uses two existing walls to complete the rectangle? Also, what level of finish do such guide figures assume?0
