Quote for kitchen extension

Hi all

I have planning permission for an extension 6mx7m and I've just had a quote through that I thought was a bit steep. They gave me a ball park figure of 35k but the quote came in at 66k before VAT. Doesn't include windows, roof lights, doors, floor tiles or a kitchen. Here is the breakdown:

0. Preliminaries (Plant, insurances, welfare, waste, scaffolding) £5000
1. Demolitions & Strip out £2900
2. External drainage. £2400
3. Foundations (1m max). £7000
4. External walls & insulation (Stocks). £12000
5. Structural works. £5500
6. Roofing. £9000
7. Floor & ceiling joists (including structural floor and ceiling coverings). £5000
8. Carpentry (Fit client supplied kitchen, flooring & internal doors. Supply & fit skirting’s, architraves, internal walls & coverings). £6900
9. Plastering (New works). £3500
10.Plumbing services (Radiators & sanitary ware by client) £4000 11.Electrical installation (Fit only, fittings by client) £3000
12.Decorations (Based on White 9010). £TBC
13.Tiling (Fit only, tiles, grout & trims by client) £TBC
14.External doors & windows. £by client
Extension total: £66,200

Does this look and sound right?

    7000 for fitting ur supplied kitchen cabinets and 3000 for plumbing excluding radiator s? He is having a laugh. Find someone else
  • Crazy quote. Take a third off and that would be about right.

  • Definitely sounds OTT to me......

    Last year we had a kitchen extension of approx 7m x 5m built on our non-listed Georgian stone house - of unusual design (pitched double height roof with cathedral ceiling internally, bespoke double height windows at one end) and our architect estimated a ballpark figure of £20-25k for the build, leaving it in shell state for us to kit out. The actual figure was around £32k before taking into account stone floor covering, kitchen units etc, but this did include bespoke windows, doors, electrics and relocating a boiler. We also did most of the decorating, the tiling and some plastering (walls, not ceilings) ourselves which obviously made a difference.......

    2 years ago I had an extension of 37 sqm. this included 2 new bedrooms 1ensuite,garage, ,downstairs loo, boiler, utility.
    Including the buildings regs and extras which I asked the electrician to do including the new boiler, which was relocated so had extra pipes etc..

    £42,000.

    A bought a new kitchen last year (paid cash and haggled like hell). The same builder charged me £700 to fit. The kitchen suppliers wanted 2,500 to fit....?

    When I was getting the quotes for the extension, 7, I noticed that alot of builders couldn't price the job themselves and gave the plans to a builders suppliers. This set alarm bells ringing. What kind of builder can't price a job?.......A useless one!

    This is what I learnt and I had no previous experience of building etc. Use a local reputable builder, one who does bread and butter jobs as well as big jobs ie patios, conservatories,bathrooms. This means that they can price and work a job to a time scale. They are known in the area, and get repeat jobs.This also means that they have a reliable gang working for them. Brickies etc.
    I bought all my own loos,sinks,tiles,taps,flooring etc - saved loads.

    I was also told that sometimes builders send back an overpriced quote because they don't want the job. As to why I don't know.

    Take your time. My builder didn't advertise, I found him through word of mouth. He told me he didn't need to advertise as he was so busy. He was brilliant and finished the job to a high standard in 11 weeks.
  • Where about are you? A friend of mine spent a similar amount, in fact it was a bit more, for her extension in North London.

    I know a few "tradesmen", both family and neighbours and most wouldn't do this, but I know of at least one who has definitely said if he didn't fancy a job he would vastly increase the price hoping to be turned down, occasionally people with more money than sense would say yes and he said it was worth the hassle for the big payday-not nice

    He has done some work for us and is a real craftsman so always does a good job, but you have to watch him with prices. OH laughed at his quote for something one time, he immediately came down to a price OH agreed. So you have to watch builders et al, sometimes they can be good at their job, but push it on price. I have heard a lot of talk of pricing being based as much on how "rich" the people asking for the price look.

    That's why OH either charges a flat hourly rate or will give a firm quote so people know where they stand. I suppose that's why OH gets repeat customers over and over. He is a gardener/odd job man and also computer technician/support and we live in the Northwest so no use to OP I'm afraid.

    The quote would be massively over the odds up here. I wouldn't pay more than a grand at most to fit a kitchen, then again OH and I fitted our own and would again so that's easy for me to say. Even the big DIY sheds only charge around 2-3k so 6k its way over the odds, unless that included the upboards, kickboards etc as well?

    BTW we tend to buy the parts-bathroom suite, tiles, bricks ourselves so the tradesman can only quote on labour. At the very least a couple of hours on the internet and you can pretty much price up most stuff so you know if they are overcharging you for the "parts".

    Ours will be a flat roof with 2 sky lanterns on it (a pitched roof isn't possible because of the widows on the flat above). It's basically going to be a large rectangle kitchen/family room. We have a budget of 50k but for that we want windows and doors as well as a kitchen. I don't mind painting it myself but plastering inside and rendering outside is beyond my skill set. We want 2 windows and a bifold door, a tiled floor, electrics and plumbing. The boiler will need moving and probably replacing. I don't think 50k is an unrealistic budget. Limiting ourselves to a 10k kitchen but we could go cheaper if the budget is tight.

    Whereabouts are you placed? I am in south London and just wondering if your builder is local.

    Thanks Carl - tbh I like it best from the inside looking out at the view over the garden/distant hillside which the huge window definitely maximises and think if we'd been doing it now I'd have gone for a slightly different design externally :o

    We're in Wiltshire and our builders were based locally - don't think they'd want to travel that far, lol!

    My builder who also acts as project manager is SE London based and the standard of work is good. I found him through local recommendation and he took me round the local houses to show me the extensions and various other work of his before putting in his bid for the job. Work is just finishing on my new house and I think he could be just the man you need. Quite a bit of work has been undertaken in my house including kitchen extension, new kitchen fitted (he saved me money using his contacts), new addition of ensuite to master, cloakroom rejig, structural wall removal, new bathroom, lots of plastering, insulation, UFH, full rewiring, heating system upgrade including new boiler and rads, roof needed seeing to, tiling and of course good ol' decoration exterior and interior. Windows are SMART systems being fitted by FENSA certified company recommended by him at a competitive price. Also keen quotes for skip and scaffolding.

    Disclaimer: There have been issues along the way including not completing job anywhere near expected month (!) and at times I have not a single decent word to say about him. But this is MSE and he is affordable and has a good team of men.

    I supplied lots of materials and got great deals on top brand tiles, quartz worktop, taps, bathroom furnishing etc in true MSE style as procurement/scoring deals is kinda my thing!

    Sounds very high, but obviously depends where you are and what access is like etc. Just been quoted £45k for a roughly 6x5m extension including demolition of existing structures and kitchen. We're in Oxfordshire.
