Will i still get housing benefit with my private rented house?

hello every one I could do with some advice as i keep getting contradictory information all the time.
I am moing out of my council flat (1 bed) 284 pm and into a privatley rented 3 bed house 450pm in one month.
I am just a bit concerned about getting my housing benefit still i am on esa income based so am getting full rent paid but i have heard that private tenants don't have to pay the bedroom tax also i have heard that I may not get my benefits covered at all as i have signed the contract etc...... any advice would be brilliant, many thanks x:A

  • The amount of housing benefit you will get in a privately rented house will depend on:
    1. The LHA for your area - you can find this on the web somewhere - probably on your local authority website.
    2. The number of bedrooms you qualify for - this depends on the number of people in your household.
    3. Your income.
    Try putting your details in the turn to2us website to check or ring your local authority benefits office for advice.
  • thanks its says 102 pw for the area its a 3 bed house but i am single- my only income is 100 pw esa i get.

  • Sorry I am a bit confused here - are you saying that the LHA rate for a one bedroom place is £102 per week but your actual rent for a 3 bed place is only£450 per month or about £103 per week - it seems very cheap so perhaps I have misunderstood. My understanding is that if you are on benefits you will get the LHA rate for a one bedroom property provided you are over the age of 35. I hope this helps.

    According to OP's other posts she is under 35. This means she will only get the shared accommodation rate of local Housing Allowance.

    Maybe I am missing something but op why do you need a 3 bedroom house just for you?

    Why don't you move into a 1 bedroom property and leave that 3 bedroom house for a family?

    Just noticed you are already in a 1 bedroom flat but confused as to why you want to move into a 3 bedroom house and it will cost more, why not keep in the 1 bedroom flat?

    why would anyone move from an adequately sized, secure council tenancy to an inappropriately sized, insecure, private let?

    as has been said, the OP will only receive the shared accodation rate of LHA.

    Private lets only get what they need in HB, so similar to bedroom tax, if you are single and under thirty five you won't get a lot of HB and you will be expected to make up the shortfall, can you do that on ESA
  • housing benefit will not pay for a 3 bed house for you due to your circumstances especially not for a single person living on there own im sure you will have to pay a top rent

    £102 per week is £443 per month. So if you qualify for a one bedroom rate the private let is affordable. What you have to investigate is what rate you qualify - whether shared room or one bedroom.

    As you receive £100 per week this suggests it may be possible to overcome the under-35 rule or, if not, the property may still be affordable if that is what you want to spend the excess on. But with PIP and ATOS et al are you guaranteed to receive more than the base £50 or £70 for the long term?

    The main problem will be the lack of security of tenure - if the landlord decides to abandon letting the property will you be able to find somewhere to stay in the future? Are there many properties available for a similar price?
