Halifax Mortgage 'decision in principle' credit check

The search was on my credit expert file which I think is experian? I'm sure everything will be fine, try not to worry. It was only for a quotation from Bank of Scotland.
I've yet to find a house so full application is on hold for a bit...

I'm sure you'll be fine. We went through a DIP credit check on Friday and failed straight away. We already have a mortgage with them and want to move home with a 50% LTV. I have 2 unsatisfied defaults from 4 years ago which I was honest about from the get go. We're hoping to get the issue resolved but I'd say passing the initial credit search is definitely a good thing.

Hopefully you'll be fine. Many lenders register a full application search for DIPs but where this doesn't happen and you then proceed with the application, they're likely to change the soft footprint into a hard one. A little more about footprints in this Q&A. God luck!

Thanks so much for your reply. My OH has been trying to get experian to update his electoral register details for months with no avail. Both other agencies have done it but every time he calls experian they say someone will call him back and it's not happened. Can you help at all?

Halifax never changed my foot print into a hard searchDon't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.0

Hi all, Just wondering how you all go on with the full application after receiving DIP from Halifax?
My broker received a DIP for me and all they have requested is last months payslip. He seems VERY confident that the application will go through without any problems, however 3 1/2 years ago I missed a couple of payments on 2 loans. They were brought back to date the next month and settled soon after that, since then i have had a clean report and was approved for/ and accepted for a loan of £9,500 (for a car). I know on affordability there will be no issues with going Full Application, but after reading post about Halifax's DIP's I'm getting nervous!

My big concern, particularly at high LTVs is poor credit at a previous address, three to six years ago.
The Halifax soft search does not pick up adverse unless it's recent and at current address. It makes the Mortgage Promise very unreliable.
In addition, the Halifax system at full app can only cope with three addresses and a fourth has to be checked manually, so you can have problems after full app if you have adverse at a previous, previous, previous address.

The missed payments were at a previous address (only 2 addresses in last 15 years). So does this mean it won't have been picked up yet? Has anyone else had a similar situation and bee accepted/declined? Looking to see what chance I have.
If the application is declined when full application is submitted, is there chance of appeal? Is this not looked at as a small blip/snapshot in time. Since then everything has been A-OK. Maybe I'm overly paranoid, but this is one of the biggest parts of our lives.0
