    Sounds auction is the very best route for this property. You will be able to set a reserve and the agent will advise a sensible realistic level.

    Houses don't have to be derelict to go to auction.

    When I sold a house with previous subsidence issues I got a full survey done and allowed the EA a copy to show viewers to save any wasting time if they were looking for a high LTV mortgage or likely to be put off further down the line when they had paid for their own survey.

    The eventual buyer was grateful they saved the cost of a survey and still liked the house enough to proceed. It sold for less than similar houses nearby but still a fair price for all parties.

    You never know who will want to move to what you feel is a bad area.
    My mum sold a house that sounds almost identical, with serious drug dealers and asbo types on every corner, and it turned out one of them bought it to move a relative in. If you are that desperate for a new start, work out what's the lowest you can accept, then add a premium on so that people can knock you down. The EA should be able to guide you on this.

    Local Estate Agents will know the area so you won't need to spell it out. Phone a few up and ask them to come and have a look. When they get there explain you are fully aware it needs a lot of work doing to it and that you are happy for it to be advertised at a price that takes that into account.

    If it's priced reasonably for what it is, then hopefully you may get interest from "investors", it's up to them what they want to offer for it and to decide what work needs doing.
  • Most estate agents have a few regular buyers of properties needing work. Ring a few and get values. DON'T let them know you are desperate to sell!

    I'd suggest getting a couple of local EAs round to see what they say and what value they put on it. As Nom de Plume has already says EAs often have people on their books wanting BTLs.

    Regards auctions it's an option and houses can be of a good standard and go to auction. The last house I owned went to auction as the house market wasn't moving (we even dropped the price by a considerable amount) but it was in a good condition and tbf the market still isn't moving in that area. See what the EAs say and see if any mention it.
