This is opinion, so nobody can sue me if I'm wrong. But I would be amazed if that was the case. I can't see that entering for a comp would count as a legally binding contract. So if the small print said you couldn't sell the prize I'm sure the worst that could happen is that another winner would be drawn. However, as it says it can be leased, the winner could always do this via an agency. It would cover the fees and bring in a bit of income.
Also the fees are paid for the first year, so surely that would be enough time to sell it if offering it at a bargain price. People pay the full price for these, so I can't believe it wouldn't be snapped up at half price, for example.
Personally, I agree with whoever said to see if you can win it first and worry later. I honestly can't see anything worse happening than the possibility of being disqualified.
This, to me, is the comforting part of the T&C:
"The editors reserve the right in their reasonable discretion: to disqualify any claimant, competitor or nominee whose contact is contrary to the spirit of the Terms or the intention of the promotion and to declare as void any entries based on such conduct"
I read that as meaning that if they have any serious issues with the winner, they have the right to disqualify them. Who knows whether this would include wanting to sell it? If so, they can redraw for another winner. Worth a punt, in my humbles.

A guy who won a 250k boat from the mail posted on here a while back, he got stuck with mooring fees from the getgo of 8k a year, had trouble selling the boat for a long time then sold it for half it's worth just to get rid of it. This may be better but it's worth checking out if you can afford to win what you enter. If fees are included for a year, then there may be no problem.
I'm trying to find the report from Watchdog on these folk, but they didn't get on there for being public spirited heroes. Quite the reverse. That was people buying the appts though, if you win one you're going to be in a pretty solid situation as long as you can sell it or rent it out. Sos to be pedantic Timmmers, but I think that supports what I'm saying. The winner of the boat sold it for half what it was worth - so still ended up with a shed load of money then. Bet he is glad he entered the comp.
If someone wins this who doesn't want to get stuck with fees, they could sell it for half price - or less even. Give it away for 10k if you like, it would still be a TEN THOUSAND POUND win. And if they say you can't do that - then just don't accept the prize, tell them to redraw.
Ideally we would know all the terms before entering, but if they're not clear I think it's better to enter for something like this and worry later, rather than to decide not to enter because we're not sure. Before accepting the prize, the winner can make sure they know everything they need to know, to make the decision at that point.
