How much to offer for property in Greater London

I & OH have viewed a property in HA5 3NJ (Pinner) a couple of times and looking forward to making an offer. The asking price is 675k but we are unsure as to how much we should offer :think: A few points:

- The property was put up for sale on Rightmove on July 19 for 695k and reduced on Aug 13 to 675k. Not many viewings taking place at the moment but this could change as soon as another nearby property is (has been) advertised

- Metropolitan Line track runs at the bottom of the garden

- Current owners have lived there for 32 years so no sale record on Land Registry

- Built in 1954 and does not appear to have been renovated / modernised since except double glazing, insulation and some paintwork

- Has old electrical fittings & sockets, old skirting, old carpets, old doors to rooms and bathroom, all need to be replaced at some point

- Boiler & bathtub need replacing too

- Not a fully fitted kitchen and no extractor. Needs to be fully renovated (dishwasher, washing machine, refrigerator, oven and hob need to be integrated)

The property has potential to be improved and extended which is why I am interested but at the same time I would not want to offer a price I would otherwise pay for a fully renovated / extended property. Plus being close to railway tracks makes it 'special' too.

  • Yes - viewed the other one as well - definitely more character and modernised although not as big. The the one I'm interested in gives me room to change it to suit my taste.

    Still, such monumental house price growth has brought great wealth to Southern homeowners. In 10 years time soul_huntr, you're looking at being an asset millionaire with this property.
    Gets a whole lot more "monumental" when you get closer to London.
  • ...and likely to be so in the years to come. I used to wonder who would pay a million for a single bedroom flat but there you go
  • I agree you need to do the kitchen and essentials like plumbing and electrics.

    However I wouldn't worry about doors and skirtings. Once painted and your own furniture in they will look fine.

    My only concern is that if there is a train line at the end of the garden the garden isn't that big. Usually they are longer. Is there a noise issue? Tubes starting at 5am might not be fun!

  • Thanks Hillbilly2, there is a 70' garden and about 20' railway land before the track starts. Noise is not that much of a problem during the day with windows closed, but you are right - it could be a nuisance when they start at 5am. I would not know it unless I sleep there for a night!
