Boiler cuts out on hot water

We have a house that we rent out. There are problems with the boiler. When it is in full flow, it will either go very hot or very cold.

We have a contract with a company for repairs. So far, they have injected cleaners into the system and that has made it worse. They feel the cause of the problem is sludge related and think the cleaner has moved some more sludge into the Hot Water heat exchanger.

Has anyone else had this problem? Obviously, as it is rented, I want to get it sorted very quick!

Sounds like my boiler (Baxi Proforma) last year (and possibly this year as I've forgotten to have anybody look at it).
Do they have the heating on yet? Mine was fine all last year but when it got to winter the same thing was happening. Water would be hot but then go cold and hot again (makes washing up a nightmare), water pressure would also drop and I'd get a drip from a tap just under the boiler. It's been fine all this year but I've not turned the heating on yet.
  • It is the same without heating

Injecting a cleaning agent will make it worse, it will just loosen any sludge and it will move around the system, thus getting into the HeatX. They need to flush it out. They should know better.
A thankyou is payment enough .

Sounds like the plate HE is sludges up on the system side.

Remove and chemically clean, or replace it
