Is the property still on their website?
If so, They are just saying:

Get someone else to ring for you and see if they tell them the same they are telling you.
I have my friend called them and they seems still have the property, but the property ad has been removed from their website as well as rightmove website. But new ad of the property appears on rightmove.com under different EA who put the ad in their web as well.
I was wondering why the old EA still wanted to show it to my friend?
also wondering who actually choose a buyer , is it vendor or EA?
cheers again0 -
Nobody 'chooses a buyer'. The buyer makes an offer if they wish, the vendor can refuse, accept, or negotiate as they wish.
The EA is obliged to pass on all offers made, low or high.
There is no requirement for the vendor to supply a gas safety certificate when selling a house, nor is gas (or electrical) safety part of a homebuyer's report. They might, if asked, be able to show you a record of the install or annual service, but theydon't have to.
There are no guarantees when you buy a house-you buy it 'as seen' and it's condition is down to you to establish before you contract to buy.No free lunch, and no free laptop
