We have an offer, but I was asking about the NI market in general. I suggest if you don't know this particular market and you have nothing constructive to say, go buy yourself an icecream and get the taste of sour grapes out of your mouth!:D

Fair enough, but my post #8 was genuinely meant to be constructive.
I didn't say that you were greedy as such, I said that your post made you sound greedy. Small difference I know!
I also got the impression at first that you were coming here for an honest opinion on the state of the market (from both sides), but maybe you just needed reassurance and to hear soothing words. Looking at the local market things appeared to have definitely cooled off. The frenzied bidding and buying that was happening over the last 18 months or so is not happening but then again there was no way it could. Property appears to be selling in the asking price range as opposed to tens of thousands above.
I dont think there will be a crash, there may be a bit of a decrease in investor type property (i.e apartments, terrace, town house etc) but family homes will still hold their money.
My advice neillis would be to get your own property sold and then look at another purchase. Thats what I did (purchased an investment property in 2005 and sold in February in order to fund the house I have recently purchased to move into) and at least I knew how much I could definitely afford. I know a few of people who have recently agreed to buy a new property assuming they would get £X for their current property only to find the market a little stale and are not getting what they need in order to complete the sale in the time frame they want.0 -
