    I will speak with the insurance company it's worth a call.

    I will then get some quotes and I may be eligible for a budgeting loan, I was worried about being able to afford the repayments.

  • Pippa2000 let the nasty remarks go over your head, they love a bit of bashing on these forums, there are nice people who will help, take that and ignore the rest. Some people on here will have a long way to fall if their glass houses shatter

    I need a new roof (18k), kick hubby out, get a new roof, we reconcile when it's done.

    If the house is damp and causing damage to your children there may be done help (I genuinely don't know what if any) but they are not as available as other benefits. Home maintenance is generally an area with limited help, and a bottomless pit, there's always something needing done. It's hard to maintain a home on benefits (even harder if the age of yours). You've claimed JSA/ESA and SMI even before your husband left, you I assume waited 13 weeks for SMI both times so are aware that home owners are not a priority when it comes to benefits. There really are limited options that's all people are saying, home insurance which is mandatory is generally considered to cover these emergencies, they need to be your first point of call.

    I've just had the worst 12 months and have managed to keep it all together... Just!

    I know it isn't true, but it just feels like the world is conspiring against me at the moment.

    I know it will come right eventually though so need to keep positive.

    Have a look around maybe for a local charity, it maybe something they can help with because of the impact to the inside of the house.

    Just another quick thought, post the chimney problem on the DIY board they do have builders who post on there,give brief details about lack of funds, someone might come up with some hints and tips.

    Also there are grants for home owners even with tenants in the properties, take the boiler one for example.

    Anyway I have said what I think and I stand by it, there is no need to speak to people in such a condescending and belittling way, whatever the facts.

    It's a new grant that has its own political agenda on energy saving (it's not because they give a stuff about someone freezing). It suits their current political agenda at the moment.

    Like I received free insulation and cavity wall years ago (that was the in thing then), as I had a child under 5.

    Most grants are for disabilities that actually lower resale value (removing rails, stair lifts cause damage).

    There should be more help, but the public and govt don't like maintaining home owners homes with tax payers money, unless it suits their new political agenda.

    You read the delivery as bring nasty, I read it as sadly a reflection of facts. Tax payers improving home owners homes isnt popular.
