    I agree, a try on. I think having to accept less from his buyers may well have left him short, in which case, I think it comes across better just explaining that than doing a charade over the soffitts.
    You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'

    Yes they are trying it on but it's not a huge amount and certainly not worth losing a sale for.

    If the surveyor only looked from the ground and its only a cosmetic issue then i would expect the survey to have a caveat round whatever he actually says.

    Personally as its not structural I would say no. Especially as you sold quickly in the first place.

    I've not seen the survey but they did provide us with a quote. However, it's only one quote from what looks like the first contractor they found on the net. The quote also says the job will take a week! A week to paint soffits and fascias also seems crazy to me because we once had our drive block paved and that only took 1.5 days to do!

    A bit of an update on this story. Just had an independent contractor to come out to give us a quote for this work. He looked at the house and even he said: why do you need these painted? It looks like it's only been recently done and is in better state than most I've seen!

    He advised me not to create work for the sake of creating work and offered just to touch up parts of soffits and fascias that need doing but not the whole thing.

    The buyers obviously want the whole thing done but what do you, guys, think?

    Will he put that in a letter/report? I'd ask for that and send it to the EA with a note saying I'm not dropping the price.

    Personally, I would tell them where to stick it, but that's me. As people have already said, at the end of the day it's your call. Are you prepared to lose your buyers over it? Are you likely to get another offer quickly? Will you lose the house you're buying? Sounds to me like basically they're bribing you and looking for any excuse to drop the price. Up to you if you accept that bribe and hope there's no others.

    A couple of stories on here today about people telling their buyers the price has gone up. Your buyers are taking their own gamble if your area's increasing in value... you could well tell them to walk and sell for more.

    tell them what he said and as a gesture of good will offer to buy your buyers the paint , or better still a b & q voucher for the price of a tin

    I think I would have told them to get lost, but that's easy to say when your not in that position
