Has Anyone Regularised an Undocumented Loft Conversion?

  • I think if the vendors are happy to take care of this, that's a wonderful deal! Mine weren't at all interested in doing ANYTHING (no help with regularisation, hiring a structural engineer even though the survey highlighted dodgy chimney breast removal job, and no reduction in price- all of these passed on to me by the EA without me even ASKING for anything) so I pulled out. It seems like you have a reasonable person involved, although I would assume that it will involve them hiring a structural engineer first (300-500 pounds) and then depending on what he/she says, they may find out that it's a bigger job than they anticipated.

    YEs, i'm rather amazed that they have offered this. In fact I'm so amazed it doubt it will happen! We'll just have to see what the paper searches at the council turn up. I still think the most likely scenario is the price reduction + indemnity route...

    Our vendors regularised their loft but it wasn't on the third floor. The Council did require the works to be opened up so that caused disruption, a structural engineer was needed. Further RSJs were required, plus insulation etc and of course, everything had to be put right again and made good afterwards. But if you want to sell your house, that's what you will probably have to do. As a buyer, I wouldn't advise you to settle for less.
