If the seller told the EA that they had found a new place and it would all be finished well before their house would sell then there is no chain. i.e. the purchase of the new house is not dependent on the sale of the old house.
If the seller told the EA that they were not buying anywhere else, then there is no chain.

If the seller told the EA "yes there is a chain" and the EA said there was no chain, then take your frustration out on the EA.

If you don't know which of these it is, then you need to calm down.
    1. Have you tried to Google the answer?
    2. If you were in the other person's shoes, how would you react?
    3. Do you want a quick answer or better understanding?

EAs work on behalf of their clients, not the buyers.

The EA might be playing a little fast and loose with the term "no chain - there's a chain insofar as the vendor needs to buy somewhere to move to, but that's the extent of it - it's a chain with one link. Is that still a chain?!?

I appreciate you're looking for the sort of chain free that you'd find with a probate sale, or a former rental property (once the tennants have gone), but while the delay is annnoying and possibly costly, are you really saying that you'd never have made an offer if it wasn't completely and absolutely chain free?
