How long for building and boundary change to show on Land Registry?

The house that I am trying to buy was built around 4 or 5 years ago.
The original plot had an 8 bed detached house with large garden, but now there are 2 semi detached houses and 2 Bungalows on this plot.

Boundary fences have been erected but the Land Registry Plan shows the original plot with the land outlined in Green as having been removed and registered under different number Plans.

I was told a new measured survey needs to be carried out and the changes notified to Land Registry (South Bucks District Council area)

Does anybody have an idea of how long this is likely to take as the searches cannot be carried out until the conveyancer has the correct title plan?

    This is nonsense. Tell your your conveyancer not to be so silly.

    You are either:

    1. buying one of the plots outlined in green in which case he can get fresh official copies for that title with a plan; or

    2. buying what's left of the original title in which you are getting everything that is not edged green and to do searches your conveyancer simply needs to photocopy the plan and edge what is left red!

    It is very common for the Land Registry to edge areas green in this way. They will not necessarily be in a hurry to produce new plans.

    It is admittedly confusing for lay people, but once you know what they are doing it is quite clear what is left in the original title. Your conveyancer obviously hasn't been doing the job very long if he has never seen such plans before!

    Sorry I should have given further info

    I think the vendors mentioned the issue to the EA and that's where the confusion started. They said the measuring survey needs to be done. My conveyancer agreed but did not have the plan at that time.

    I purchased the title and plan from the LR website out of curiosity and that's when I saw the areas marked in red and green with the notes referring to the points you mentioned.

    So I have now emailed this to the conveyancer and await their reply

    Our plans will show the general boundaries of any registered title and are then used to help recognise where the legal boundary might be.

    The plans use the Ordnance Survey detail as the base map upon which we then map the general boundaries, namely the red line.

    The OS plan is based on their most recent survey information and will not always reflect the current size and shape of a building or buildings - that does not though alter the position of the general boundaries and therefore title plans are not updated each and every time a survey is done and/or when buildings are knocked down, change shape or otherwise.

    Richard Webster is quite correct in his post as to the relevance of the green and red lines etc but it is not a question of 'hurry' re producing new plans but rather they are not necessary for registration purposes. If the title ever had to be remapped for any reason then we would use the then up to date OS detail to do so but in the interim, as mentioned, there is no need to do so.

    Naturally a surveyor would welcome a plan on which the current buildings are shown as that makes it much easier for them to scale from. But they should still be able to complete a house purchase survey even so.
