Taylor Wimpey EasyMover Scheme?

My first post on here!

We're currently trying to sell our house, and have seen a new builds development in a nearby village that we like the look of. There is only one of the "style" (or layout/size/shape) that we like left at this site.

We have been offered assistance from Taylor Wimpey in the form of the EasyMover scheme. They throw more estate agents at your property, price it to sell and try and get things moving for you. They pay the estate agents fees and manage the chain. That's the way they present it anyway.

We're in the process of signing up to this and I wondered if anyone had any experience, good or bad to share. I've been told I retain all control over the sale of my existing property, but so far I'm being told that the marketing price I've selected needs approval etc. I have a concern that the process is going to spin out of my control and I'm going to be pressured into taking an offer well below what I should. I'm fairly forthright and used to negotiating at work, but this scheme has been very well marketed!

  • I did this last year and it was excellent.

    I agreed to market my property at 10% less than my original asking price but that meant only 3-5% less than I would ideally have accepted and at the value I would ultimately have accepted, if you see what I mean!

    They asked me to allow two agents to market it (but not my current one). I refused one agent on the basis that they had done a part ex valuation that was insultingly low so TW let me keep my current agent plus one more of their choosing.

    I had an offer after 4 weeks I think and TW didn't put me under any pressure to accept this but luckily it was just a tiny bit less than I was hoping for which was fine when I took into account everything TW was offering.

    TW paid £250 towards legal fees, estate agent fees (would have been £2500 if it was me paying!), stamp duty, 5% deposit and full packing and removal service.

  • So with all the extras/discounts that were thrown in on your new build, did you make back what you "lost" vs expectations on your sale?
  • Taylor Wimpey are the worst housing company I've had been unfortunate enough to experience. Stay away!
  • Ace - I was happy because the property really would only have sold for what it did. The estate agent valuations were unrealistic ally high in my opinion. The fact that I was on easy mover made no difference to the actual sold price in the end. Even if I had been doing a normal sale, I don't think I would have received a higher offer! Really! It's all about expectations. I wanted to move reasonably quickly so the TW deal was great for me.

    My advice to you is to consider what price you would reasonably expect and accept for your property. Put your new asking price just above this and then get what you can from TW.

    I've posted before about buying from TW so try a search for my posts but I've had a good experience with them. The quality of build does seem to vary between sites so try to meet your site manager if you can. I tended to pop into the site on a Friday afternoon when things were winding down. I'd take photos of my house being built and the site manager would usually pop over to the fencing for a chat. He was really proud of his site which was lovely. After moving in the sales rep has pretty much disappeared (but she's still on site) but the site manager is always happy to pop round to see about a snag or just to give me advice about something. He's a bit forgetful and doesn't always remember to sort things (minor snags) but I've got 2 years to get them done and the site will still be ongoing then so I'm not too worried!
