And how would a tenant know that their LL is a stand up decent person? Do they take them out to dinner, get to know them, become bosom buddies? No, they are a stranger & should be treated with the same precaution as letting any stranger in your home unattended.I don't respond to stupid so that's why I am ignoring you.

Surely they are one of the same? If the tenant doesn't feel safe or happy, they will leave the property which is in the interest of the landlord. - Not at all, the LL isnt interested in the safety of their belongings, hes intereste in the bricks and mrotar, how is that the same?
Why would a tenant be in my house? Stupid question. - why should a you be in your tenants house??
However, if I was a tenant, would I mind the landlord being in my house to carry out work? No I wouldn't. - good for you, clearly some people do.

thats a lot of things to go wrong in 2 months, if that was any other product I would expect a refund
As a tenant, I have never expected compensation or anything like that due to inconveniences in our property, after all it is partially our use that lead to the break down
However, as a land lord, should you not have had all these things checked before supplying them to new customers? From their point of view, it might look like you are a bit of a [EMAIL="!!!!"]!!!![/EMAIL] landlord0 -

Just to respond to the last post, yeah it is alot of things gone wrong in 3 months and that's why I am beginning to be suspicious that tenants are sabotaging equipment.:eek:
The previous tenant said everything was fine especially the washing machine that broke down within a week the new tenants moved in!Never had an issue with fridge with previous tenant but as soon as new tenants moved in it did not work anymore!
Somebody mentioned giving a bottle of wine to tenants, already done!0 -
As a LL I include white goods, and in this situation I'd be offering something purely as a goodwill gesture. It may just be chance, but there does seem to have been a high rate of equipment failure in a short period of time, and that has inconvenienced them somewhat, partly by the sheen non-functionness of washing machine, fridge, and now oven, and partly by their choice to be in for repairs.
I wouldn't blame them for wanting to be there - they haven't had a chance to choose the service engineer/fitter, and they may not yet know their LL.
For the sake of good relations, I would offer them some form of compensation. However, I wouldn't be doing this through a rent adjustment, not least since they now have the benefit of new WM and fridge. I'd either be offering them a cash bonus for being inconvenienced, or I'd offer to spend some more money on the house in some form that would benefit tenant & LL.0 -

So they're sabotaging your equipment? so they get cheaper things, have to take time off work and be inconvenienced? Seriously? I cant tell if your sarcastic or not.

The LL has an interest in the bricks & mortar but probably could care less about my personal items. What happens if a tradeperson steals something whilst LL is in charge of the place or a content is damaged, who's insurance pays?

Sometimes things do all go wrong at the same time. How old is the kitchen? If most of the appliances that have gone wrong are older than 4 years then I can believe they are failing. If they are 18 months old, I would be a little more suspicious.
