If you search your friends area the property does not appear to be there.. unless you include sold properties..
Most people looking for a house will not include sold properties (i've been looking for about 2years, and have onlly contacted agents about one property that has been marked as sold).
I also agree with the comments about photos, there are too many photos (the older ones are there with the newer ones)..
And I thnk some furniture is better than none!0 -
The fact that it says sold subject to contract will no doubt put an awful lot of buyers off.current debt as at 10/01/11- £12500

I agree it looks too dark. I think someone who viewed it said they liked it but were put off by the colour on the walls because it made it look dark, he said if they got to exchange he would paint the walls any colour she wanted but she never got back to him. If he's prepared to do it I don't see why he doesn't just do it now!
While I agree it looks dark, it always astounds me that people will reject a property because of the colour of the walls or carpets! these things can be fixed for next to nothing, even if you choose to pay a decorator it is a small cost in the scheme of things.....I do prefer neutral colours but wish buyers would have some damn vision for these things and see past some dodgy colours! I think neutral decor is required for rental properties however....0 -

I agree buyers should look past the decor but they will if there is not much on the market or the property is unique. This is a two bedroom flat, the market in that area is saturated with two bedroom flats so you can buy one that requires no effort is ready to just move into.
Many people buying two bedroom flats are buying up to their spending limit.0 -

Most people don't realise it's the decor that's at fault. They just think, "Don't like it" or, "Grotty house" and can't figure out what it is that they dislike.0 -
You just need to get the SOLD STC off the advert ........ why would anyone want to view a sold property, or even enquire about it?
I live in the general area and property is flying off the shelves within hours if it's priced right ........ doesn't matter one jot about photos, if it's empty or the decoration in an overheating market!

Either this has sold just today or having sold on the house will stop 95% of searchers from ever seeing it.0

He must have had an offer!! Will have to try and ask how much he has sold it for on Monday
