Where is it going wrong?

  • I know someone who was buying in the area recently actually. It's a bit suburban so there are less natural flat buyers around I would think.

It's the sort of area where car-centric people live, for commuting into Southampton and businesses along the M3. Didn't spot a mention of how parking works (though I did just skim it).

Echo the dark comments. I don't think the colour schemes help, although I don't think they are particularly ugly or anything.

Poor description, 0.2 miles is a 5 min walk at best. Top floor flat positives are no neighbours above you, should be good lighting. Should be repainted in neutral colours. agree wooden cabinets and slate doesn't help neither does glass in table. Redress for photos with white bedding , throes, etc.
  • Yes it is suburban. The family we bought our house from moved to that road to get their kids into the catchment area, but they bought a 4-bed bungalow.

Parking definitely isn't the issue, there is a forecourt that has I think at least one parking space per flat in it.

I think someone who commutes to the isle of wight everyday took a look at it, but nothing came of it.

  • If flat is now empty, then that's a hard sell to any viewers who do come around. Always shows the grubby marks on wall and indentations on carpet.

Even a very basic set of furniture helps if peeps can see a double in the bedroom etc.
  • Its been on since 24 Jan ... you can see snow on the ground in some of the pics. The time of year the pictures were taken probably doesn't help with the light. Should have had them redone on a bright summers day.

The lounge does need painting - it will make it more attractive. That said we bought our house last year with one wall painted exactly the same colour!!
  • All his stuff is still in storage so I'm not really sure why he hasn't moved it back in. One less thing to pay for surely. Goodness me...

    +1

Empty houses are a hard sell - always look unwanted and unloved, and the rooms look smaller. For that sort of money, it would be worth getting it re-decorated, removing those snooker table lights for a standard pendant fitting and getting some furniture back in there, but maybe not all if you see what I mean.

I know a little about the area because I own some property in Southampton.

The area Is totally swamped with two bedroom flats, I have flats on my Rightmove saved that have been on the market for several years. You could be waiting a long time unless you really, really reduce the price.

I put a two bed flat on the market about four years ago at a competitive price, I got a good offer but the elderly lady who offered drop out on the day we were due to exchange so I have kept it and it gets a great rental return and has never been empty!

So really reduce the price or let out!

This - https://www.zoopla.co.uk/for-sale/details/30021180?search_identifier=e3e99e5fc71ad340a81300125b5f55da - is nearby and cheaper.

Also, see how much clearer the photos are. I would get better photos done and seriously think about reducing the price.

This is about half the size though. I agree the pictures for this one are much better, but of the two, the one in the OP seems way better to me, for not much more money. Personally I think this one seems more overpriced.

I think the problem is bad pictures. I would say paint the rooms neutrally, maybe take pictures with furniture removed to make it look bigger. Details of the lease should be included on the ad.

  • I don't know about a lease, but I do know he told us the service charge is £1000 a year. don't know if this is maybe something that is putting them off once they find out more.
