    Hi, have been on the market for 4 months now (one month with own sign, three months with an agent). Have had no viewings yet, don't know why as house is reasonably priced (£155,000 for a 3 bed detached in good area). The market is slow around here - Grimsby, but was wondering if anyone had any tips or if anyone else was finding that they weren't getting viewings?

    As time does not seem to be "of the essence", give the EA notice and see if that galvanises them into action.

    If not, or nothing happens and the notice expires, leave the house off the market, enjoy Christmas and New Year, and try again next Spring.

    At that time consult a selection of EAs and ask them each for 3 prices; 1-price they would market at, 2-sale price they would expect to achieve, and finally 3-achievable price for a quick sale.

    I would expect a realistic achievable sale price to be between 2 and 3 in the market as it stands.

    By way of illustration, a relative of mine is currently selling a 4/5 bedroom detached house which was marketed at an excessive £425k as a result of an over optimistic EA, this had no viewings in the first two months, after successive reductions culminating at £390k the house is now SSTC for slightly below that figure.

    Thus EA marketing price was around 8% too much.

    Not _necessarily_. It might be a good price, but just be badly under-marketed.

    Being on Rightmove etc is essential. But that, alone, isn't enough. You've got to have a description, floorplan, pictures that do the place justice. You've got to make potential buyers WANT to get off their chuffs and see it in the flesh.

    House definitely isn't overpriced, was valued at £157,000.
    Generally speaking, if you are not getting the viewings then the problem is the price.
    It may be the marketting, as AdrianC says, but even a poorly marketted house should see some interest in 3 months at the right price.

    Valued, presumably, by someone who wanted your business (and so may have given you a high figure to tempt you to sell with them).
    Valued, presumably, by someone who doesn't actually want to buy your house.
    Estate agents can only give a guide price. If the public aren't biting then the guide is wrong.

    It could be that the house has limited appeal. To take an extreme example it could have had £50k worth of adjustments for someone with a specific disability. To someone with that disability it is worth £157k. To someone who doesn't have that disability it is only worth £100k (as they would need to spend £7k to remove the adjustments and get it back to the £107k value to them).
    You could wait for years until someone with that particular disability wants to move to your area of Grimsby. No doubt that person would buy your house for what it is worth.
    But if you are not prepared to wait for that person you will have to market it at a wider audience, at a price that it is worth to them.
    [Obviously I'm not saying that this is the case with your house and I'm certainly not saying that you need to drop the price £50k, but you get the idea that sometimes things won't sell for what they are "worth".]

    I think one of your problems is that Youare up against four bedroom detacheds for the same and lower prices.

    Yep, this 4-bed detached in Scartho Top is on at £157,950 - http://www.zoopla.co.uk/for-sale/details/29599675 so you're talking under £3k for another bedroom even before negotiation.

    OK, it's on a tightly packed new estate and the rooms aren't huge but it's in good decorative order with garage and conservatory.
