Still no viewings after 4 months?

Hi, have been on the market for 4 months now (one month with own sign, three months with an agent). Have had no viewings yet, don't know why as house is reasonably priced (£155,000 for a 3 bed detached in good area). The market is slow around here - Grimsby, but was wondering if anyone had any tips or if anyone else was finding that they weren't getting viewings?

    Technically I don't live in Grimsby I live in a small village in the outskirts, but Grimsby is the nearest town (unfortunately!)
  • ah gotcha. its alright I live within 25 miles of hull, about as good a selling point as living within 100 yards of fukushima or chernobyl
  • Hahaha. Yeah hence why were moving, hate it here. The school near by is the best around though and hoped that would get at least a few viewings from people wanting to get there kids into the school, but nope. Guess ill just have to be patient.

    Well, if you're getting no viewings after four months I'd suggest that either your house is overpriced, or that there's something wrong with the marketing.

    Are you willing to post a Rightmove link? I can understand why you wouldn't want to, but if you do people will give you constructive advice. (I can also pretty much guarantee you'll get some non-constructive stuff along with it though...)
  • House definitely isn't overpriced, was valued at £157,000. Would rather not, for privacy reasons.

    Move the house to Berkshire and it will sell for £300,000 or more! :)

    The problem is that north Lincolnshire is a very rural area with relatively few well paid professional jobs. And the Grimsby has a reputation as a drab fisherman's town.

    It will sell eventually but you need to be patient.

    Own sign suggests that you are doing little marketing.
  • You could try one of those 'Open Day' things - ask your EA.

    Good luck; but you may need to be patient.

  • I was on the market for one month with my own sign, now have the estate agents signs. House was also in the property guide a few times, and is on about 20 websites. So frustrated! How do open days work - sounds like that would be worth a try!
