I saw that article and thought "MSE has got that one wrong,ignore that bit".
What I've read on here, by and large, seems to boil down to expecting around 12 weeks from Accepted Offer to Exchange and that was certainly my own experience (on a pretty straightforward thing). How the heck anyone could manage that timespan when it takes about 3 weeks to have your buyer get their survey done and approved and then you get your survey on the place you are buying done and approved (and that's assuming 2 surveyors both being available pretty much instantly) before you can start up the legal work involved.
The only way my own 12 weeks or so could have been shortened is if I had been prepared to take the risk of having my house-to-be surveyed before my buyer had had my current one surveyed. I didn't think that made sense and my EA said they advise their vendors to ensure their buyer has their survey first (in order to demonstrate some commitment....ie because they've put some hundreds of £s of their money at risk). Then we start risking our money..
I guess my buyer could have offered to pay for my survey on house-to-be for me (on the basis that I would pay it back if all went according to plan) and I would have then had my own survey 2 weeks earlier than I was able to in the event. Then it would all have taken about 10 weeks.0 -

this is how we were feeling, so close but still felt so far away. Just when you think you're done, another query pops up! Offer accepted in May and only exchanged last week. Felt as if I'd lost 4 months of my life stressing!0 -

I too found a house a year ago (September) but had to sell mine. EVENTUALLY... got a buyer (January), and offered on the house I loved. They refused, I went up a bit, but wouldn't budge. They refused and told me they would call me back in a few weeks. They were adamant it would sell before then. It didn't. They didn't ring, so I chased. They told me to ring back in another week or two - told me the market was rising, there was lots of interest on it, blah blah... I was going mental by this stage. The EA was bloody awful, patronising and condescending.
A week or two later, I blocked their number (the bloke had actually had me in tears of frustration when I last put the phone down to him) and emailed another offer. The woman who replied said up it a little bit and it's probably yours. I upped it another thousand and FINALLY they accepted (February). Got it for £26k under the asking price and moved in at the end of April this year
I spent months feeling like you're feeling - but it all worked out in the end. LOVE my house! Been busy decorating and have a new kitchen being installed at end of this month.
