Excited!

Hello! I am a long time reader of the forums but this is my first post.

I have been reading the forums religiously recently as i am in the process of buying my dream house with my wife. Our current house only took a week and a day before someone made an offer and we accepted, it did not even make it onto the internet and even better the offer was more then we were hoping to get for it and its a FTB!

Originally we were intending to move in with my wife's parents so our property could be 'chain free' and also to save up the final amount for our deposit and then look for a place to buy in the new year. As our house sold for more then we thought it would we found ourselves being able to look for our dream house straight away, so the search began!

Within 3 weeks we had found a house that we both thought could be the one, we actually found it by accident while on our way to view another property in the same village. The house is perfect! Beautiful rural location in a small village with a small friendly looking pub a post office and a small primary school all within walking distance! We didn't think we would be able to get the house and the location but somehow we have. Oh and the owner accepted our cheeky low offer too!

It's all going too well, any day now i am expecting the phone to ring with either "your buyers have pulled out" or "the vendor has come to their senses and will not sell you the house". It's all in the hands of solicitors now which is even more frustrating, i wish i could be more involved helping out at least that way i would know what's going on each day.

Sorry for going on its probably not that interesting to anyone else but the wife is pregnant and is fed up of hearing me talk about the house so i thought i could come here to let out some of the excitement and frustration! :j:mad:

    Good luck!!

    We are in a similar position to you. I was reading this morning that the average 'offer to exchange' is 2 to 6 weeks and we are half way through that now.

    That's come down significantly from what I thought. I'd think more 12. Six weeks maybe, two weeks must be near impossible with a chain or a mortgage?

    Where did you read that?

    I'd add at least 4 weeks on those figures, allowing a further 2 weeks for exchange to completion.

    Personally we've had a couple of experiences where we managed to get from offer to exchange in around four/five weeks (plus a further week to completion), but in both cases we were buying without a mortgage and the house we were buying was either vacant or else the vendor was going into rented......in the first instance our buyers were also paying cash and there was no-one else in the chain, although in the second instance the lower part of the chain (where mortgages were being relied on) was complete a few weeks before we alighted on our next house :o

    Reading of people's experiences on here, I'd say two weeks was pretty much unheard of unfortunately - would it were the norm - and as Doozer says twelve is much more realistic......good luck though!
