    Thanks everyone for helpful replies, the fire doors are appalling in my mates block the caretaking is non-existing despite the council getting £68K a year just for cleaning of the common aera of the block for the 64 flats in it. There is a cleaner that does about an hr a day if that for cleaning but does not does not see dirt or venture above the ground floor he is oblivious to H&S issue as well. A notice has been put up in the ground floor area of the ground floor that tenants have to notify the council if there is a H&S problems at the block. BUT tenants are not qualified to do this job. I wish I knew how to post up a photo of the fire exit of the block.

    I will try and get in contact with the council for him as he is seriously worry about fire in his block. On his behalf I will write to the council and request sight of the FRA of the block. I will let you know how I get on if I survive it.
  • Well I'd look at contacting the local Fire Service first and meet them to discuss.

    As to Council's dont have to comly, well yes they do. the problem with compliance is that if forced, its a gun to the governments head as it will involve very considerable expense, not just to assess but implement repairs.

    I am sure words were had with the CPS just as much as words were had at the LVT and Upper Tribunal giving councils a free pass on service charge disputes on Brent.
    Stop! Think. Read the small print. Trust nothing and assume that it is your responsibility. That way it rarely goes wrong.
    Actively hunting down the person who invented the imaginary tenure, "share freehold";
    if you can show me one I will produce my daughter's unicorn

    I totally agree councils have carte blanche and their partner contractors to charge as much as they can get away with (councils now have to publish what they pay out over £500.00 and I looked at their website and it would make your eyes water at how much these contractors get paid, feel a lot of what they charge for is a scam anyway) and their contractors do what they seem fit for residents and and charge as much as they like from the tax payer.

I will have a word with him to see what he says about the local fire service to do a check first. Look on his council website and it only refers to residents responsibilities, but nothing about the council responsibilities toward their residents.
